The Township is hereby divided into the following zones, differentiated according to use, area and bulk requirements and designated as follows:

Designation of certain zone boundaries.
(1) 
Commercial Zone North shall include:

The location and boundaries of these zones or districts are hereby established on the Zoning Map of the Township, dated August 2020. as may be amended or revised, which is attached hereto, as Attachment 2, and made part of this chapter.[1] In the event of conflict with the depiction on the Zone Map and the provisions of § 220-6, the provisions of § 220-6 shall prevail.

The zoning, area and bulk requirements for each zone in the Township are set forth in the Schedule of Zone Requirements, as that may be amended or revised, which schedule is at the end of and is made a part of this chapter.

A. 
Zone boundaries are as delineated on the Zoning Map of the Township. Zone boundary lines are intended generally to follow the center lines of streets, the center lines of railroad rights-of-way, the center lines of rivers, streams and other waterways and municipal boundary lines.
B. 
Determination of doubtful lines. In cases of uncertainty or disagreement as to the true location of any zone boundary line, the determination thereof shall be made by the Land Use Board.
C. 
Boundary lines to coincide with lot line. If a zone boundary line falls within 20 feet of a lot line existing at the time of passage of this chapter, then the lot line shall be considered the zone boundary line.
