The following regulations shall apply in all R-20,000 Residential Zones.
No building, structure or land shall be used and no building or structure shall hereafter be erected, structurally altered, enlarged or maintained, except for one or more of the following uses:
A. 
Accessory uses and buildings customarily incidental to any permitted use in this section.
B. 
Dwellings, single-family detached, including accessory buildings incidental to the permitted use.
C. 
Agriculture and accessory buildings, provided that no building for housing animals or fowl, except household pets, shall be erected nor any manure stored within 100 feet of any dwelling, and in no case in the front or side setbacks of a dwelling or within 25 feet of the side lines of a lot, and provided further that no animals or fowl, except household pets, shall be permitted on a lot of less than two acres.
D. 
Day-care facilities for not more than six children or elderly persons.
E. 
Any single-family dwelling that existed as a legal nonconforming use on December 1, 2019.

The following uses may be permitted as special exceptions in accordance with the provisions of Article XXII:
A. 
Places of worship.

B. 
Home occupations.
C. 
Hospitals and nursing and care homes.
D. 
Public buildings, structures and properties of the recreational, cultural, educational, administrative or public-service type, including fire, ambulance or rescue service.
E. 
Public utility buildings, structures or uses not considered essential utility equipment, as enumerated in § 164-139.
F. 
Recreational areas and centers (public or private noncommercial), including country clubs, swimming pools, golf courses and summer camps.
G. 
Schools and colleges, including nursery schools or day-care facilities for up to eight children or elderly persons.
H. 
Telecommunications facilities, if located on a school site.

I. 
Tourist homes (bed/breakfast).
A. 
Net lot area. Each single-family detached dwelling unit or special exception use hereafter erected, together with its accessory buildings, shall be located on a lot having an area of at least 20,000 square feet. Each special exception shall be located on a lot having an area of at least two acres.
B. 
Percentage of lot coverage. Not more than 25% of the net lot area may be covered by buildings, including accessory buildings.
C. 
Lot width and yard requirements.

A corner lot shall have a minimum width of 125 feet, measured at the building line along each street front, and shall have two front yards.
No principal structure shall exceed 2 1/2 stories or 35 feet in height, and no accessory building shall exceed two stories or 20 feet in height.
