A planted landscape buffer shall be provided and maintained
by the owner or lessee of a nonresidential property to screen and
protect a residentially used or zoned property which is contiguous,
abutting, adjacent or separated from the property in question by a
street, road, stream, easement or right-of-way, not exceeding 100
feet in width, property line to property line, except where natural
or physical barriers exist. In addition, a buffer shall also be created
by a multifamily project along property used residentially or zoned
residentially in all cases or incidences where employment of the aforesaid
criteria would require such a buffer.

The width of all landscaped buffers shall not be less
than 20 feet.
B.Â
At the discretion of the Consolidated Land Use Board
of Mansfield Township, the use of a suitable fence or wall for small
lots, with possible reduction of width requirements, may be approved
in lieu of the required landscape buffer.
