Every building constructed for single-family and two-family occupancy shall have installed therein and thereafter maintained an approved fire detection system. The detector shall be of the ionization or other approved type, sensitive to any of the products of combustion, except that detectors sensitive to heat only are unacceptable. The detector shall be of the types operated by battery or electricity on a specific circuit. A minimum of one detector shall be required on each level and within 10 feet of any bedroom door. Alarm signaling devices shall be clearly audible in all bedrooms when all intervening doors are closed. For the purposes of installation and maintenance, only the applicable sections of the National Fire Prevention Association (NFPA) No. 74, Standard for the Installation, Maintenance and Use of a House Fire Warning System, shall constitute accepted practices. Installation of the fire detection system must have prior approval of the Borough Construction Official or Fire Subcode official of the Borough of Middlesex.

Every building constructed for multifamily residential occupancy, including but not limited to hotels, motels and apartment complexes, shall have installed an approved supervised fire detection system. The detector shall be of the ionization type, sensitive to any of the products of combustion, except that detectors sensitive to heat only are unacceptable. A minimum of one detector shall be required on each level of each individual unit and within 10 feet of any bedroom door. Also, one unit shall be required at each central exitway and at the top of each stairway. Fire alarm annunciator panels shall be provided at such locations as required by the Borough Construction Official or Fire Subcode Official. Installation of the system must have prior approval of the Borough Construction Official or Fire Subcode Official of the Borough of Middlesex.

A. 
No single-family, two-family or multifamily residence shall be sold or rented after June 1, 1978, and no structural change or alteration of a value in excess of $1,000 shall be made thereto, unless and until the residence meets the requirements of § 212-1 of this chapter, and there must be installed in said residence a fire detector of the ionization or other approved type as set forth in § 212-1 of this chapter.
B. 
By May 1, 1980, all existing dwellings in the Borough, whether single-family, two-family or multifamily, must be equipped with an approved fire detection system as required under § 212-1 of this chapter.
C. 
In the case of rental properties, the occupants of all dwellings rather than the owners of said dwellings shall be responsible for replacing batteries in fire detection devices whenever new batteries are required.
Failure to install and/or maintain a fire detection system will result in a fine not to exceed $100 per residence unit of said dwelling.
