This article shall be known as the "Lower Salford Township Local Economic Revitalization Tax Assistance Ordinance."
The Board of Supervisors of Lower Salford may affix the boundaries of a deteriorated area or areas, wholly or partially located within its jurisdiction, for the purpose of exempting from real estate taxation, for specified periods, improvements of certain deteriorated industrial, commercial and other business property, as authorized by Pennsylvania General Assembly Act No. 76 of 1977, as amended, 72 P.S. § 4725 et seq., the Local Economic Revitalization Tax Assistance Act, otherwise known as "LERTA."
The boundaries of the designated deteriorated area qualifying for temporary tax abatement from the Lower Salford Township under LERTA shall consist of the plot consisting of approximately 40 acres more particularly bounded and described as set forth below:

Almac North American Headquarters.
Exhibit A. Lot 1
All that certain tract of land situate in Lower Salford Township, Montgomery County, Pennsylvania, being known as Almac North American Headquarters - Lot 1, as shown on and described in accordance with the attached Exhibit 'A' - Lot 1 & Lot 2 for Almac North American Headquarters,[1] prepared by Barry Isett & Associates, Inc., Trexlertown, Pennsylvania, dated October 15, 2007, as follows:
Beginning at the intersection of the easterly property line of the lands of Almac North American Headquarters - Lot 2 (Residual) and the northerly ultimate right-of-way line of Fretz Road (S.R. 1008, 80-foot ultimate right-of-way); thence along said lands of Almac North American Headquarters - Lot 2 (Residual), as shown on the aforesaid Exhibit 'A' - Lot 1 & Lot 2 for Almac North American Headquarters, the following nine courses and distances:
(1) North 36 degrees 03 minutes 36 seconds East, 20.50 feet;
(2) North 84 degrees 25 minutes 06 seconds East, 627.00 feet;
(3) North 36 degrees 03 minutes 36 seconds East, 323.18 feet;
(4) North 48 degrees 11 minutes 28 seconds West, 754.52 feet;
(5) North 36 degrees 31 minutes 51 seconds East, 31.38 feet;
(6) North 53 degrees 43 minutes 09 seconds West, 70.81 feet;
(7) Along a circular curve to the right, having a radius of 20.00 feet and a central angle of 69 degrees 01 minute 29 seconds, the arc length of 24.09 feet (chord bearing of North 19 degrees 12 minutes 25 seconds West, 22.66 feet);
(8) North 15 degrees 18 minutes 20 seconds East, 317.37 feet;
(9) North 20 degrees 20 minutes 07 seconds East, 390.20 feet to a stone monument; thence partly along the lands of Haspert Properties, Inc. and partly along the lands of Keith W. Heavener, South 51 degrees 41 minutes 31 seconds East, passing through a concrete monument at 706.45 feet and passing through a concrete monument at 1,626.22 feet, a total distance of 1,638.10 feet; thence along the ultimate right-of-way line of Wambold Road (S.R. 1008, 100 foot-ultimate right-of-way), the following five courses and distances:
(1) South 34 degrees 29 minutes 23 seconds West, 80.65 feet;
(2) Along a circular curve to the right, having a radius of 9,950.00 feet and a central angle of 01 degree 00 minutes 09 seconds, the arc length of 174.09 feet (chord bearing of South 34 degrees 59 minutes 28 seconds West, 174.09 feet);
(3) South 35 degrees 29 minutes 32 seconds West, 476.85 feet;
(4) South 34 degrees 51 minutes 21 seconds West, 540.40 feet;
(5) South 35 degrees 29 minutes 32 seconds West, 220.71 feet; thence along the aforesaid northerly ultimate right-of-way line of Fretz Road, along a circular non-tangent curve to the right, having a radius of 660.00 feet and a central angle of 06 degrees 06 minutes 49 seconds, the arc length of 70.43 feet (chord bearing of North 70 degrees 04 minutes 09 seconds West, 70.39 feet); thence along the legal right-of way of Fretz Road, North 53 degrees 56 minutes 24 seconds West, 361.61 feet; thence along the aforesaid northerly ultimate right-of-way line of Fretz Road, the following four courses and distances:
(1) North 48 degrees 32 minutes 58 seconds West, 179.95 feet;
(2) Along a circular curve to the left, having a radius of 1,540.00 feet and a central angle of 05 degrees 31 minutes 08 seconds, the arc length of 148.34 feet (chord bearing of North 51 degrees 18 minutes 32 seconds West, 148.28 feet);
(3) North 54 degrees 04 minutes 06 seconds West, 94.64 feet;
(4) North 53 degrees 56 minutes 24 seconds West, 219.87 feet to the point of beginning.
Containing 38.8007 acres (net).
Being a portion of that tract, which William F. Kriebel, Howard F. Kriebel, Vincent F. Kriebel, Jr., Samuel F. Kriebel, and Sheridan F. Kriebel, Administrators of the Estate of Vincent F. Kriebel, Deceased, and Idella H. Kriebel, widow of said Vincent F. Kriebel, Deceased, by deed dated June 27, 1963, recorded in Deed Book 3291, Page 546, granted to Samuel F. Kriebel and Eleanor Mildred Kriebel.
Subject to any and all easements of record.
