The regulations for each district pertaining to minimum lot size, minimum lot frontage, minimum front yard setback, minimum side yard setback, minimum rear yard setback, maximum percentage of lot covered by building, maximum height allowed of building, minimum number of parking spaces allowed, and signs are specified in this article and set forth in the Table of Dimensional Regulations, and subject to the further provisions of this article.

The lot and yard areas required for any new building or use may not include any part of a lot that is required by any other building or use to comply with any provisions of this bylaw, nor may these areas include any property of which the ownership has been transferred subsequent to the effective date of this bylaw if such property was a part of the area required for compliance with the dimensional regulations applicable to the lot from which such transfer was made.
Lots shall not be so separated or transferred in ownership so as not to comply with the provisions of this bylaw.
A building shall not be erected in a floodway or any area subject to periodic flooding, except if the first floor elevation is higher than the highest flood recorded, unless such flood elevation shall have been reduced by construction of dams at the head waters, or by other means. (Also see Article VIII.)
A. 
In R, C and C2 Districts. A detached accessory building or structure shall conform to the following provisions: it shall not occupy more than 25% of the rear yard; it shall be set back from the street line the required front yard distance for the zone in which it is located; it shall not be less than the required yard setback from any other lot line or 10 feet from any principal building or structure; and it shall not exceed 20 feet in height. An accessory building or structure attached to the principal building shall be considered as an integral part thereof and shall be subject to front, side, and rear yard requirements applicable to the principal building or structure.
