For the purposes of this chapter, the Village of Fairport is divided into the following zone districts:

A. 
Zone boundaries of all zone districts set forth in this chapter shall be shown on a map dated December 1973 and revised November 4, 1991, prepared by the Monroe County Department of Planning, the original of which has been filed in the office of the Village Clerk.
B. 
Change of Official Zoning Map by notation thereon. Upon receipt by the Village Clerk of notification from the Secretary of State of the filing by him of a local law, which local law affects the zone district classification of property within the Village of Fairport, said Village Clerk is authorized to amend the Official Zoning Map maintained in the Village Clerk's office by notation thereon. Each such notation shall include the boundary of the affected area, a statement of the change in district classification, the name and number of the local law effecting the change and the date filed in the office of the Secretary of State. Any such notation placed upon the Official Zoning Map in conformity with this section shall be prima facie evidence of the facts stated therein.
Where uncertainty exists as to any of said boundaries as shown on said Map, the following rules shall apply:
A. 
Zone boundary lines are intended to follow the center line of the streets, railroad rights-of-way, streams and lot or property lines as they exist at the time of the passage of this chapter, unless such boundary lines are fixed by dimensions shown on the Zoning Map.
B. 
Where such boundary lines are not fixed by dimensions and where they approximately follow lot lines and where they do not scale more than 10 feet distant, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
C. 
In unsubdivided land and where a boundary divides a lot, the location of such boundary, unless the same is indicated by dimensions shown on the Map, shall be determined by the use of the scale appearing thereon.
The Schedule of Lot, Yard and Bulk Requirements and the Schedule of Parking Space Dimensions attached hereto are made a part of this chapter. The regulations included in said schedules are hereby established as minimum requirements of this chapter except as otherwise specifically provided herein.[1]
A. 
Municipal facilities deemed necessary and appropriate by the Board of Trustees of the Village of Fairport are hereby exempted from such area and bulk requirements.
B. 
Swimming pools, spas and hot tubs shall have the following minimum yard depths:

Front: 35 feet.
(2) 
Rear: 10 feet.
(3) 
Side:
(a) 
Street side of corner lot: 15 feet.
(b) 
Other: 10 feet.
