This chapter shall be known as the "Zoning Regulation." The Zoning Regulation chapter includes both the text and the Official Zoning Maps herein adopted.
This chapter is established in accordance with the provisions of Article 66B, Annotated Code of Maryland.
The provisions of this chapter shall apply to the incorporated territory of Denton, Maryland.
A. 
This chapter is adopted in accordance with the Denton Comprehensive Plan for the purpose of controlling congestion in the streets; securing the public safety; promoting health and the general welfare; providing adequate light and air; promoting the conservation of natural resources; preventing environmental pollution; avoiding undue concentration of population; facilitating the adequate provision of transportation, water, sewerage, schools, recreation, parks and other public requirements. Such regulations are made with reasonable consideration, among other things, to the character of the district and its suitability for particular uses, and with a view to conserving the value of buildings and encouraging the orderly development and the most appropriate use of land throughout the jurisdiction. These zoning regulations also have the purpose to preserve, improve, or protect the general character and design of the lands and improvements being zoned or rezoned through the power and authority to approve or disapprove the design of buildings, construction, landscaping, or other improvements, alterations, and changes made or to be made on subject land or lands to assure conformity with the intent and purpose of this chapter.
B. 
It is also the intent of this chapter to implement the provisions of the Economic Growth, Resource Protection and Planning of 1992, Chapter 43, Critical Areas, and Chapter A129, Critical Area Program, where applicable.
The terms of this chapter shall be deemed to control and to have superseded the terms of any prior, conflicting ordinance.
No building, structure, land, or part thereof shall hereafter be used, occupied, altered, erected, demolished, constructed or reconstructed unless in conformity with this chapter.
