In R-3 Residence Districts, the following regulations shall apply.

A building may be erected, altered or used and a lot may be used or occupied only for one principal use and accessory uses as permitted in § 139-12 hereof, except that neither agricultural uses as permitted in § 139-12D nor roadside stands as permitted in Section 139-12G(4) or otherwise shall be permitted.
A. 
Lot area and width. Every lot shall have a lot area of not less than 12,000 square feet and a lot width of not less than 80 feet at the building line nor less than 50 feet at the street line or 50 feet at the street line where on a cul-de-sac.
B. 
Building area. Not more than 20% of the lot area may be occupied by buildings.

C. 
Yards. Front, side and rear yards shall be provided on each lot as follows:
(1) 
Front yard: one yard, not less than 30 feet in depth.
(2) 
Side yards:
(a) 
For every single-family detached dwelling, not less than 25 feet in aggregate width, and neither less than 10 feet; except that in the case of a corner lot, any yard which abuts a street shall be not less than 30 feet in width.
(b) 
For every main building other than a single-family detached dwelling, two yards, neither of which shall be less than 15 feet in width; except that in the case of a corner lot, any yard which abuts a street shall be not less than 30 feet in width.
(3) 
Rear yard: one yard, not less than 25 feet in depth.
D. 
Impervious coverage.

(1) 
Except as permitted in § 139-36D(2), not more than 25% of the lot area may contain impervious surfaces.
(2) 
All lots developed in this district prior to May 14, 2001, that meet or exceed the impervious coverage standard shall be permitted to surpass the standard by no more than 15% of the existing cover or the maximum permitted in § 139-36D(1), whichever is greater. The amount surpassed may be applied to either building coverage or impervious coverage, provided that in no case shall impervious cover exceed 35%. Any modification, alteration, repair, reconstruction or improvement of any kind to an extent or amount of 50% or more of its impervious cover shall be undertaken only in full compliance with the impervious cover standard listed in § 139-36D(1). Additions of impervious cover in excess of 250 square feet shall be buffered according to § 73-54A, Table 1, Minimum Planting Standards, Item No. 5.
E. 
Parcel yield (maximum number of lots or density). For any parcel involving protected land, the maximum number of lots and/or dwelling units shall be determined by applying the natural resource protection and density calculations referenced in § 139-158 of this chapter and § 73-11.1 of the Willistown Township Environmental Protection Ordinance. Density shall be no greater than that which the underlying zoning, subdivision and environmental protection regulations would permit.

No building shall exceed 35 feet in height.
