No building or premises shall be used and no
building or part of a building shall be erected which is arranged,
intended or designed to be used, in whole or in part, for any purpose,
except the following:
A. Any use permitted in one-family residence districts, in accordance
with the requirements of the 1F-5 District.
B. Two-family dwellings, provided that the entire lot occupied by such dwellings shall not be in more than one ownership at any one time throughout the life of the building. Home occupations are permitted as an accessory use in a two-family dwelling provided they meet the requirements of §
224-8B(1) or obtain a special permit in accordance with §
224-8D(7).

C. Clubs
or fraternal organizations, including the incidental service of meals
to members and their guests only but excluding merchandising or commercial
activities on the premises, provided that no restaurant or other public
room shall have direct access to the street. Any establishment permitted
under this subsection may identify itself by means of not more than
one nonilluminated sign not exceeding an area of three square feet,
affixed to the wall of the principal building
D. Municipal
or private parking lots for the exclusive use of passenger automobiles,
subject to the following requirements:
(1) No
service of any kind shall be permitted to be extended to users of
the lot, including automobile service, repair or fueling.
(2) Wherever
such parking lot abuts the side or rear lot line of a lot in a residence
district, said lot shall be screened from such adjoining lot by a
substantial wall or fence or thick hedge with a height of not less
than 6 1/2 feet.
(3) Wherever
such parking lot is located across the street from other land in any
residence district, it shall be screened from the view of such land
by a thick hedge located along a line drawn parallel to the street
and a distance of 10 feet therefrom, such hedge to be interrupted
only at points of ingress and egress.
(4) Such
parking lot shall be constructed in accordance with Village minimum
specification for parking lots.
(5) Identification
and directional signs shall not exceed an area of three square feet
and shall be limited to such as are essential for the purpose.
All uses shall comply with all the requirements specified for 1F-5 Districts, as set forth in §§
224-9 through
224-14 hereof.
