A. 
Final plans of streets and roads and/or subdivisions, including tracings, when approved shall be signed on behalf of the Township by the President or Vice President, the Township Engineer, and attested by the Secretary. Three additional copies of such plans on linen shall be filed in the Township Engineer's office.
B. 
Plans must bear the following acknowledgment and approval:

On the ________ day of _____________________, before me the subscriber, a Notary Public of the Commonwealth of Pennsylvania, personally appeared ____________, who acknowledged the accompanying plan to be an official plan of streets and roads and/or subdivision situated in the Township of Springfield, Montgomery County, Pennsylvania, and desired that said plan be recorded according to law. Witness my hand and Notarial Seal the day and year aforesaid.

A. 
The approved final plan shall within 30 days after the date of approval, be recorded by the owner in the office for the recording of deeds, and an approved duplicate copy of such plan, showing the date and place of recording, shall be filed with the Township Engineer.
B. 
After such a plan has been duly recorded, the streets, roads, parks and other public improvements shown thereon shall be considered to be a part of the official plans of the Township.
A. 
Streets, roads, parks and other public improvements shown on a plan to be recorded hereunder shall be offered for dedication to the Township by formal notation thereof on the plan, or the owner, subject to the approval of the Board, may note on the plan that such improvements have not been offered for dedication to the Township.
B. 
Every street, road, park or other improvement shown on a plan recorded as provided herein shall be deemed to be a private street, road, park or improvement until such time as the same has been offered for dedication and accepted by ordinance or resolution, or until it has been condemned for use as a public street, road, park or other improvement.
C. 
A supplementary plan must be filed with the Township Engineer prior to the acceptance of the dedication of said streets, roads, parks or other improvements, showing the location of the utility facilities, together with service connections placed during the construction.

The owner or developer shall provide to the Township financial security in a form acceptable to the Township Solicitor to secure the structural integrity and functioning of any improvements (proposed for dedication pursuant to the approved plans) for a period of 18 months, beginning at the date of acceptance of the dedication of said improvements, in accordance with the requirements of the Pennsylvania Municipalities Planning Code.
