This district is composed of certain quiet,
low-density residential areas plus certain open areas where similar
residential development appears likely to occur. The regulations for
this district are designed to stabilize and protect the essential
characteristics of the district, to promote and encourage an enjoyable
environment for family life, and to prohibit activities of a commercial
nature. To these ends, development is limited to single-unit dwellings
providing homes for the residents plus certain other uses, such as
schools, parks, churches, and public facilities that serve the residents
of the district.
No building shall be located closer than 40
feet to any street right-of-way. This shall be known as the "setback
line," as defined herein.
The width of any lot at the setback line in
this district shall be not less than 100 feet.
No building shall be erected to contain more
than 2 1/2 stories not to exceed 35 feet in height from grade
except that:
A. These limitations shall not apply to church spires,
belfries, cupolas, monuments, water towers, chimneys, flues, flagpoles,
television antennas, and radio aerials.
B. All accessory buildings shall be less than the main
building in height.
