   Residential complex "The Mill at Little Falls."
A. 
Request to make Title 39 Applicable. The Board of Directors of the Mill at Little Falls having requested that the Township of Little Falls make the provisions of Title 39 applicable to the residential complex located on Main Street between Union Avenue and proximate to Grey Rock Avenue, pursuant to the provisions of N.J.S.A. 39:5A-1, the provisions of Title 39 are hereby declared to be applicable to the Mill at Little Falls complex.
No parking shall be permitted on the complex at the following no parking/fire zone area locations, more particularly described as follows:
B. 
Restricted parking locations.
(1) 
Beginning at a point where the northerly line of the interior access drive intersects the westerly side of the east parking garage and running from thence; in a westerly direction, along the northerly line of the interior access drive, the various courses thereof, to a point 102.00 feet west of the easterly side of Building No. 260.
(2) 
Beginning at a point where the southerly line of the interior access drive intersects the westerly side of the east parking garage and running from thence; in a westerly, southerly and easterly direction, along the southerly, easterly and northerly lines of the interior access drive, the various courses thereof, to its intersection with the westerly side of Building No. 220.
(3) 
Beginning at a point where the southerly line of the interior access drive intersects the westerly side of Building No. 220 and running from thence; in a westerly direction, along the southerly line of the interior access drive for a distance of 20 feet.
(4) 
Beginning at a point where the easterly line of the east entrance intersects the northerly line of Main Street and running from thence; in a northerly, easterly and southerly direction, along the easterly, southerly and westerly lines of the east entrance for a distance of 93 feet.
(5) 
Beginning at a point where the westerly line of the east entrance intersects the northerly line of Main Street and running from thence; in a northerly direction, along the westerly line of the east entrance for a distance of 40 feet to its intersection with the easterly line of the east exit, thence; in a southerly direction, along the easterly line of the east exit, a distance of 37 feet to its intersection with the northerly line of Main Street.

Beginning at a point where the westerly line of the east exit intersects the northerly line of Main Street and running from thence; in a northerly and westerly direction along the westerly and southerly lines of the east exit for a distance of 89 feet.
(7) 
Beginning at a point in the southerly line of the interior access drive distant 158 feet westerly from the southerly prolongation of the easterly side of Building No. 260 and running from thence; in a westerly direction, along the southerly line of the interior access drive for a distance of eight feet.
(8) 
Beginning at a point in the southerly line of the interior access drive distant 47 feet easterly from the southerly prolongation of the westerly side of Building No. 262 and running from thence; in an easterly direction, along the southerly line of the interior access drive for a distance of 10 feet.
(9) 
Beginning at a point in the northerly line of the interior access drive distant 15 feet easterly from the southerly prolongation of the easterly side of Building No. 280 and running from thence; in an easterly direction, along the northerly line of the interior access drive, the various courses thereof, for a distance of 184 feet.
(10) 
Beginning at a point in the southerly line of the interior access drive distant 112 feet westerly from the southerly prolongation of the easterly side of Building No. 280 and running from thence; in a westerly direction, along the southerly line of the interior access drive for a distance of 17 feet.
(11) 
Beginning at a point in the northerly line of the interior access drive distant 112 feet westerly from the southerly prolongation of the easterly side of Building No. 280 and running from thence; in a westerly direction, along the northerly line of the interior access drive for a distance of 17 feet.
(12) 
Beginning at a point in the northerly line of the interior access drive distant 42 feet easterly from the southerly prolongation of the westerly side of Building No. 280 and running from thence; in an easterly direction, along the northerly line of the interior access drive for a distance of 14 feet.
(13) 
Beginning at a point of curve in the northerly line of the interior access drive distant nine feet westerly from the southerly prolongation of the westerly side of Building No. 280 and running from thence; in a westerly and northerly direction, along the northerly and easterly lines of the interior access drive, on a curve bearing to the right for an arc distance of 44 feet.

Beginning at a point of curve in the southerly line of the interior access drive distant nine feet westerly from the southerly prolongation of the westerly side of Building No. 280 and running from thence; in a westerly and northerly direction, along the southerly and westerly lines of the interior access drive, the various courses thereof, for a distance of 200 feet.
(15) 
Beginning at a point where the easterly line of the main entrance intersects the northerly line of Main Street and running from thence; in a northerly direction, along the easterly and southerly lines of the main entrance for a distance of 188 feet.
(16) 
Beginning at a point where the westerly line of the main entrance intersects the northerly line of Main Street and running from thence; in a northerly and westerly direction, along the westerly and southerly lines of the main entrance for a distance of 78 feet to its intersection with the easterly side of the west parking garage.
(17) 
Beginning at a point where the northerly line of the main entrance intersects the easterly side of the west parking garage and running from thence; in an easterly and northerly direction, along the northerly and westerly lines of the main entrance and around the exterior line of the main entrance cul-de-sac, the various courses thereof, for a distance of 365 feet.
(18) 
Beginning at a point where the center line of the main entrance intersects the southerly interior line of the main entrance cul-de-sac and running from thence; around the interior line of the main entrance cul-de-sac, on a curve bearing to the right for an arc distance of 88 feet.
(19) 
Beginning at a point where the easterly line of the service drive intersects the northerly line of Main Street and running from thence; in a northerly direction, along the easterly line of the service drive for a distance of 306 feet to a point in the northerly line of the service drive, thence; in a westerly direction, along the northerly line of the service drive for a distance of 74 feet to a point in the westerly line of the service drive and thence; in a southerly direction, along the westerly line of the service drive, the various courses thereof, for a distance of 340 feet to its intersection with the northerly line of Main Street.

   "The Mill at Little Falls."
A. 
At any parking space either in a garage on the complex or an exterior parking area on the complex, which is numbered on the pavement portion of the space, no parking shall be permitted except by the person or persons to whom the Association has issued an authorization and assignment of that particular space.
B. 
At any unnumbered parking space, either in a garage on the complex or an exterior parking area on the complex, parking shall be permitted by any resident or any guest of a resident.
7-72.1 
  "The Mill at Little Falls." No parking shall be permitted in handicapped parking spaces, except by vehicles displaying a duly authorized handicapped parking permit designation issued pursuant to the provision of Title 39.

7-74.1

A. 
Every vehicle shall come to a complete stop before exiting on Main Street, both at the main entrance, the east entrance area, and the service drive area.
B. 
Every vehicle shall come to a complete stop at every interior posted stop sign.
C. 
Appropriate signs in accordance with the requirements of Title 39 shall be posted at the applicable places on site.
7-75A. 
   "The Mill at Little Falls."
A. 
No left turn shall be permitted onto Main Street from the east entrance area.
B. 
No vehicle shall exit from the entrance aisle of the east entrance area.
C. 
No vehicle shall enter from the exit aisle of the east entrance area.
7-76.1 
  "The Mill at Little Falls." Any person violating any provisions concerning the residential complex, the Mill at Little Falls, shall be subject to a fine in the Municipal Court of the Township of Little Falls not to exceed $100 and such costs as are applicable under the Rules of Court. The Judge of the Municipal Court may, by order, fix a schedule of fines; not, however to exceed the amount provided in this section.
