In an "MD" Municipal District, the regulations set forth in this chapter shall apply.

In an "MD" Municipal District, a building may be erected or used, and a lot may be used or occupied, for any of the following purposes and no other:
(a) 
Municipal use.
(b) 
Any use permissible in a "D" Business District as a conditional use in accordance with Sections 1250.04(18) and 1298.07.

(a) 
Minimum Lot Area. In an "MD" Municipal District, a lot area of not less than 40,000 square feet shall be provided for every building or other land use.
(b) 
Minimum Lot Width. A lot width of not less than 200 feet at the building line shall be provided for every building.

(a) 
Front Yards. In an "MD" Municipal District, on each lot, there shall be a front yard which shall be not less than 50 feet in depth.
(b) 
Side Yards.
(1) 
There shall be two side yards on each lot, neither of which shall be less than 50 feet wide.
(2) 
Any side yard adjacent to a single-family residential district shall be at least 75 feet wide.
(c) 
Rear Yards.
(1) 
There shall be a rear yard on each lot, which yard shall be not less than 50 feet in depth.
(2) 
Any rear yard adjacent to a single-family residential district shall be at least 75 feet wide.

(a) 
Building Coverage. In an "MD" Municipal District, the total building coverage shall not exceed 30% of a lot.
(b) 
Impervious Coverage. The total impervious coverage shall not exceed 50% of a lot.

(a) 
In an "MD" Municipal District, the maximum height for a building shall be 45 feet.
(b) 
The maximum height for a structure attached to or independent of a building shall be 60 feet.

(a) 
Parking for an "MD" Municipal District shall be provided in accordance with Chapter 1294.
(b) 
No parking or driveway area shall occupy any portion of the yards required under this chapter, except to the extent required for normal ingress and egress.

(a) 
Signs. In an "MD" Municipal District, signs shall be permitted in accordance with Chapter 1292.
(b) 
Landscaping. All development in such district shall comply with relevant landscape provisions required for a "D" Business District.
(c) 
Utilities. All development under this district shall be served by public sewer and public water systems.
(d) 
Exterior Storage. There shall be no exterior storage of materials, vehicles or other items.[1]
