1. 
The purpose of the Resource Protection District is to protect areas containing sensitive natural features and areas of natural scenic beauty such as the Tohickon Creek, the Delaware River, and the Delaware Canal. Agricultural and low-intensity uses are permitted with standards and densities designed to encourage the preservation of natural resources. This District is regulated in accordance with the Township's support of the Lower Delaware River Wild and Scenic River Management Plan. This District is designed as a rural resource area, that the Municipalities Planning Code[1] defines as an area within which rural resources uses, including agriculture, timbering, mining, forest and game lands, and recreation and tourism, are encouraged and enhanced, development that is compatible with or supportive of such uses is permitted, and public infrastructure services are not provided except in villages.

2. 
A building or structure may be erected or altered, to be used either in whole or in part, and lots may be used or occupied for the following uses and no other, provided that such use, buildings, or structures shall comply with such regulations as yards, lot sizes, lot width, building area, heights, impervious surface, easements, bufferyards, off-street parking, and other requirements as specified by this chapter.

All uses shall comply with the area and dimensional requirements listed in this section, unless a greater area or dimensional requirement is stated in § 27-304, Use Regulations, for the specific use, in which case the requirements of § 27-304 shall apply.

A developer constructing one or more single-family detached dwellings upon a site must comply with the following increased restrictions applicable to every lot within the site: The maximum lot impervious surface requirement shall be reduced by 2% points. These increased restrictions do not apply to the purchaser of the new dwelling who subsequently resides within this new dwelling, and the land freed from these additional restrictions may be used to construct further improvements upon the lot after the new construction has been completed and the lot has been transferred to the purchaser.

1. 
Within the RP District, Use E1, Utilities, shall not exceed a height of 35 feet, and towers, switching stations, pumping stations, public water supply facilities, community sewage systems, municipal public sewer systems, community sewage treatment plants, and single-family, small-flow treatment plants shall not be permitted.
2. 
Within the RP District, the following additional resource protection standards shall apply. Where these standards differ from § 27-2401, the more stringent requirement shall apply.
A. 
Floodplains and Floodplain Soils. Areas within the 100-year floodplain shall not be altered, regraded, filled or built upon.
B. 
Streams, Watercourses, Waters of the Commonwealth, Waters of the U.S., Lakes or Ponds. No disturbance, grading, altering, filling, piping or development is allowed.
C. 
Wetlands. No disturbance, grading, altering, filling, piping or development is allowed.
