Approval of an original or amended site plan shall be required with respect to any of the following work or alterations, by the Planning Board, if any such work or alterations occur within any zoning district other than the Business District or the Shopping Center District, and by the Board of Trustees, with respect to any such work or alterations occurring within the Business District or the Shopping Center District:
A. 
The erection or expansion of any commercial building or structure.
B. 
All construction on any vacant land.
C. 
Any change in use or intensity of any commercial use or business use which will affect parking, loading, access, drainage, utilities or other Village services with respect to any parcel.
D. 
The erection, enlargement or other alteration of any residential structure which will result in an increase in gross floor area for such lot that exceeds the lesser of 50% of the existing gross floor area, or 1,000 square feet. For purposes hereof, "existing gross floor area" shall mean the largest amount of gross floor area for such lot existing at any time in the five-year period preceding submission of the building permit application for the contemplated erection, enlargement or alteration.
E. 
Any alteration resulting in a change of grade equal to or greater than two feet in height.
F. 
Any construction or alterations on any lot on which the natural grade exceeds by at least two feet in height the natural grade on any abutting parcels within a 100-foot radius of the lot upon which the new construction is proposed.
G. 
Any other construction or other project requiring site plan approval by the Planning Board or the Board of Trustees under any other provision of this chapter.
