The regulations of the medium density R-2 — Residential District are designed to provide for a wider range of higher density housing types where municipal services and commercial facilities are readily available.

1. 
All uses permitted in the R1 Residential District, subject to the regulations of the R-2 District.
2. 
Two family detached dwellings (duplexes), single-family semidetached dwellings.
3. 
Multiple-family and conversion apartment dwellings; apartment houses.
4. 
Accessory uses and buildings incidental to the above permitted uses.
5. 
Home occupations.
6. 
Convenience stores, such as grocery stores, drugstores; personal service stores such as barber shops, beauty parlors, tailor shops, shoe repair shops, medical clinics, dental clinics; provided that their design is harmonious with the architectural design of other structures in their neighborhood.
7. 
Public nursery schools and kindergarten.
8. 
Funeral homes.
9. 
Nursing homes.
10. 
Signs pertaining to the above uses and meeting the requirements of Part 18.

11. 
Single-family attached dwellings (townhouses) served by public water and sewer service.

1. 
The height of a building shall be not more than 35 feet.
2. 
The height of a dwelling shall be not less than one story.

The following area regulations shall apply, except that the requirements of this section shall not apply to public pumping stations:
1. 
The lot area per multifamily dwelling unit shall be a minimum of 43,560 square feet (one acre) per dwelling unit with 10,890 square feet in area per each dwelling unit thereafter. Where public water and sewer service is provided, the lot area per multifamily dwelling unit shall be a minimum of 22,000 square feet per dwelling unit with 5,500 square feet in area per each dwelling unit thereafter.
2. 
The lot area per single-family detached, two-family detached or single-family semidetached dwelling unit shall be as follows:
A. 
A minimum of 43,560 square feet (one acre).
B. 
Where public water and sewer service is provided, the lot area per single-family detached, two-family detached or single-family semidetached dwelling unit shall be a minimum of 15,000 square feet.
C. 
Where public water and sewer service is provided and a minimum of 15% of the total development is preserved as permanent open space, the lot area per single-family detached, two-family detached or single- family semidetached dwelling unit in that development shall be a minimum of 5,000 square feet. Notwithstanding the foregoing sentence, the gross residential density for single-family detached, two-family detached and single-family semidetached units qualifying for the five-thousand-square foot minimum lot area shall not exceed 3 1/2 dwelling units per acre.
3. 
Lot area for nonresidential use, minimum area 43,560 square feet (one acre).
4. 
The lot area per single-family attached dwelling unit shall be a minimum of 3,000 square feet for interior units and 5,250 square feet for end units. The gross residential density for single-family attached dwelling units shall not exceed six dwelling units per acre in those portions of the property in which said units are located.

The following width regulations shall apply, except that the requirements of this section shall not apply to public pumping stations:
1. 
Except for dwelling units qualifying under § 704.2C, the lot width for single-family detached, single-family semidetached, two-family detached or multifamily dwelling units and nonresidential structures shall not be less than 25 feet at the front street right-of-way line and 100 feet at the front building line. The lot width for dwelling units qualifying under § 704.2C shall not be less than 25 feet at the front street right-of-way line and 50 feet at the front building line.
2. 
Except for dwelling units qualifying under § 704.2C, the lot width for single-family detached, single-family semidetached, two-family detached or multifamily dwelling units and nonresidential structures at the building setback line on culs-de-sac shall not be less than 100 feet. The lot width for dwelling units qualifying under § 704.2C shall not be less than 50 feet at the building setback line on culs-de-sac.
3. 
No more than two flag lots in a row shall be permitted.
4. 
The lot width at the front building line for single-family attached dwelling units shall be a minimum of 20 feet for interior units and 35 feet for end units.

Except public pumping stations, and for dwelling units qualifying under § 704.2C, the coverage shall not be more than 30% of the lot area. For dwelling units qualifying under § 704.2C, the coverage shall not be more than 40% of the lot area. For public pumping stations, the requirements of this section shall not apply.

Except for public pumping stations, each lot shall have front, side, and rear yards of not less than the depth or width indicated below:
1. 
Front yard, depth, 35 feet for all categories, except dwelling units qualifying under § 704.2C, which shall be 25 feet, and nonresidential, which shall be 50 feet.
2. 
Side yard or yards, width, 15 feet each for single-family and two-family lots, detached sides of semidetached dwellings and end units of single-family attached dwellings, 30 feet on multifamily lots and 40 feet on nonresidential lots. The width of side yard or yards for dwelling units qualifying under § 704.2C may be 10 feet. On corner lots the side yard abutting the street shall have a width equal to the depth of the front yard in the district and shall be subject to all front yard requirements of this chapter.
3. 
Rear yard, depth, 25 feet for all categories except nonresidential lots which shall be 40 feet.
4. 
For apartment dwellings or rental townhouses on one lot of one or two stories, there shall be a front yard, two side yards and a rear yard each of which shall be as follows:
A. 
Front Yard. Minimum 35 feet.
B. 
Side Yards. Two at 30 feet.
C. 
Rear Yards. Twenty-five feet.
See Figure 1 for the minimum spacing of units in rows, between units shall be 30 feet minimum or the height of the building, whichever is greater, Figure 1, (Appendix).
5. 
Apartment dwellings or rental townhouses on one lot shall have a minimum of 12 units per building.
