§ 175-7 Permitted uses.

Within any R-A District, no building, structure, lot or land shall be used for other than one of the following uses, except as provided in §§ 175-8 and 175-11 and Article XIX:

A. Single-family detached dwelling.

B. Church or other place of worship, Sunday school or parish house.

C. Public park or playground.

D. Agriculture, horticulture, animal husbandry and their accessory uses, except that no housing of farm animals nor storage of odor or dust producing materials shall be permitted within 200 feet of any lot line.

E. Community sanitary plant; community water plant.

§ 175-8 Accessory uses.

Within any R-A District, the following accessory uses shall be permitted:

A. Pursuant to Articles XVI and XVII, the following are permitted. Parking or storage of vehicles and equipment, other than that specifically noted herein, shall be prohibited.

(1) Private garage or private parking area for passenger vehicles customarily associated with the permitted uses.

(2) Private garage or private parking area for not more than one truck of not more than three-fourths-ton capacity used in connection with a permitted or accessory use.

(3) Private garage or barn-type structure for equipment and vehicles customarily used in connection with on-site agricultural, horticultural or animal husbandry activities, provided that such equipment or vehicles be regularly kept inside such structures, or outdoor storage area for such equipment and vehicles, provided that it be located at least 200 feet from all property boundary lines.

B. Customary accessory structures and uses.

C. Signs, pursuant to Article XVIII.

D. Home professional office.

E. Home occupation.

F. Noncommercial swimming pool, as defined in § 175-3B.

§ 175-9 Height.

No building shall be erected to a height in excess of 35 feet, except as provided in § 175-83.

§ 175-10 Lot and yard requirements.

Within any R-A District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84.

A. Minimum lot area: 40,000 square feet.

B. Minimum lot width: 150 feet.

C. Maximum lot coverage: 15%.

D. Minimum yards:

(1) Front yard: 45 feet.

(2) One side yard: 20 feet.

(3) Both side yards: 50 feet total.

(4) Side yard abutting side street on corner lot: 45 feet.

(5) Rear yard depth: 50 feet.

§ 175-11 Special exception uses.

Within any R-A District, the following special exception uses shall be permitted, subject to approval by the Planning Board pursuant to § 175-126:

A. Public or private school approved by the New York State Board of Regents.

B. Community center building or public library.

C. Hospital.

D. Public utility building or structure.

E. Cemetery.

F. A two-family dwelling, provided that the lot upon which said dwelling is erected has a frontage of 225 feet. In such case, the side yard requirements set forth in § 175-10 shall be two times the minimum requirements.

G. Bed-and-breakfast inn, provided that the subject property fronts on a state highway.
