Within any O & L District, no building, structure, lot or land shall be used for other than one of the following uses, except as provided in §§ 175-64 and 175-67 and Article XIX:

A. 

Office building.

B. 

Research institute or laboratory.

C. 

Manufacture and processing of wines and spirits for wholesale and retail distribution on and off the premises.

Child day-care center.

Within any O & L District, the following accessory uses shall be permitted:

A. 

Customary accessory uses and structures.

B. 

Private garage or private parking area, pursuant to the provisions of Articles XVI and XVII.

C. 

Signs, pursuant to Article XVIII.

D. 

Residence quarters for watchmen or caretakers employed upon the premises and their families.

E. 

Retail sale of goods and accessories.

Sale of food and beverages.

No building or structure shall exceed 40 feet in height, except as provided in § 175-83.

Within any O & L District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84:

A. 

Minimum lot area: 40,000 square feet.

B. 

Minimum lot width: 150 feet.

C. 

Maximum lot coverage: 15%.

D. 

Minimum yards:

(1) 

Front yard: 45 feet.

(2) 

One side yard: 20 feet.

(3) 

Both side yards: 50 feet total.

(4) 

Side yard abutting side street on corner lot: 45 feet.

(5) 

Rear yard depth: 45 feet.

Within any O & L District, the following special exception uses shall be permitted, subject to approval by the Planning Board pursuant to § 175-126:

A. 

Hotel or motel.

B. 

Bus or other public transportation passenger stop, station or terminal.

C. 

Any use permitted in the N-B and B-G Districts.

Bed-and-breakfast inn.

E. 

Passive adult use, such as adult bookstores or adult video stores.
