In expansion of the declaration of legislative intent and statement of community development objectives contained in Article I of this chapter, the specific intent of this district is to provide reasonable standards of performance and to promote the maintenance, stability, and continued viability of the Borough's low-density single-family residential neighborhoods while providing for infill development and new development in appropriate areas of the Borough.
In the R-1 Low Density Residential District, a building may be erected, altered or used, and a lot may be used or occupied, for any of the following uses and no other:
A. 
Single-family detached dwelling.
B. 
Public park, playground, and recreational area not operated commercially for profit.
C. 
Religious, educational and similar institutions, in compliance with Article XII of this chapter.
D. 
Family day-care home or group day-care home, in compliance with § 110-313 of this chapter.
E. 
Accessory uses, in compliance with § 110-312 of this chapter.
A. 
Minimum lot area: 10,000 square feet.
B. 
Minimum lot width: 75 feet.
C. 
Maximum building coverage: 20% of lot area.
D. 
Maximum impervious surface coverage: 65% of lot area.
E. 
Minimum required setbacks:
(1) 
Front yard: 30 feet. If a shallower setback has been established by previous development on that block, the minimum front yard setback for all new development shall be the average front yard setback on the block. Two front yard setbacks are required for all corner lots.
(2) 
Side yard: 10 feet each.
(3) 
Rear yard: 55 feet.
F. 
Maximum height: 35 feet for the principal building, 20 feet for accessory buildings.
A. 
Parking in the front yard area is limited to one car per lot. All other parking shall be in the side or rear yard areas.
B. 
The siting of all required parking spaces in the side and rear yard areas of the lots is strongly encouraged. If an alley exists to the rear of the lot, parking off the alley is strongly encouraged.
