In expansion of the declaration of legislative intent and statement of community development objectives contained in Article I of this chapter, the specific intent of this district is to provide reasonable standards of performance and to promote the maintenance, stability, and continued viability of the Borough's medium-density single-family and two-family residential neighborhoods while providing for infill development and new development in appropriate areas of the Borough.
In the R-2 Medium Density Residential District, a building may be erected, altered or used, and a lot may be used or occupied, for any of the following uses and no other:
A. 
Single-family detached dwelling.
B. 
Single-family semidetached (twin) and two-family detached (duplex) dwellings.
C. 
Public park, playground, and recreational area not operated commercially for profit.
D. 
Religious, educational and similar institutions, in compliance with the provisions of Article XII of this chapter.
E. 
Family day-care home or group day-care home, in compliance with the provisions of § 110-313 of this chapter.
F. 
Accessory uses, in compliance with the provisions of § 110-312 of this chapter.
A. 
The dimensional regulations for each dwelling unit in the R-2 Medium Density Residential District are shown in Table 6-1, Dimensional Regulations, herein.
B. 
Additional setback regulations. If a front yard setback has been established by previous development on that block that is shallower than the setback required herein, the minimum front yard setback for all new development shall be the average front yard setback on the block. Two front yard setbacks are required for all corner lots.
C. 
Maximum height: 35 feet maximum for the principal building, 15 feet for accessory buildings.
A. 
Parking in the front yard area is limited to one car per lot for single-family detached, single-family semidetached, and two-family detached units.
B. 
The siting of all required parking spaces in the side and rear yard areas of the lots is strongly encouraged. If an alley exists to the rear of the lot, parking off the alley is strongly encouraged.

If the front yard setback includes parking, there shall be a minimum five-foot buffer between the end of the driveway or parking area and the dwelling unit (except in case of a driveway leading to a garage or carport). The buffer area shall be landscaped and shall not be paved.
