This zone provides for a range of activities that are compatible
with the Township's size, location and character. In general, this
zone encourages small-scale, locally oriented industries that serve
local needs but do not rely on intensive auto- or truck-based transportation
due to the narrow curving nature of many of the Township's roads.
These uses are also intended to support the Township's agriculturally
based economy but do not impose unnecessary burdens or conflicts upon
nearby residential or agricultural areas.
The following uses are permitted when special exceptions are
granted by written approval of the Zoning Hearing Board. In granting
any special exception, the Board may attach such reasonable conditions
and safeguards, in addition to those expressed in this chapter, as
it may deem necessary to implement the purposes of this chapter.
A. Mini warehouses, subject to the provisions of §
310-199.
B. Elder cottage housing units on lots of less than five acres, subject to the provisions of §
310-183.
C. Off-premises advertising signs and billboards, subject to the provisions of §
310-266.
The following uses are permitted when conditional uses are granted
by written approval of the Board of Supervisors. In granting any conditional
uses, the Board may attach such reasonable conditions and safeguards,
in addition to those expressed in this chapter, as it may deem necessary
to implement the purposes of this chapter.
A. Quarrying and other similar extractive uses, subject to the provisions of §
310-210.
B. Landfills, solid waste disposal and processing facilities, subject to the provisions of §
310-197.
C. Adult entertainment establishments, subject to the provisions of §
310-164.
