The purpose of the "R-6" District is to provide for the construction of modular buildings, as defined in Section 405.020 hereof, in certain locations in the City. The "R-6" District will overlap with the existing district classification of the same area. The classification of an area as an "R-6" District shall not replace the zoning classification of the area existing at the time, but shall be in addition to that zoning classification. All use, height and area, and parking regulations governing the area under the existing zoning classification shall continue in the area following its classification as an "R-6" District. No modular building may be constructed in any area of the City not designated as an "R-6" District, "B-1" District, "B-2" District, "I-1" District or "I-2" District. Modular buildings may be constructed in any area of the City classified as a "B-1", "B-2", "I-1" or "I-2" District, provided however, modular buildings in these zoning classification districts may not be used for residential purposes.
A. 
A building or premises shall be used for only the following purposes:
1. 
Any use permitted in the underlying Zoning District.
2. 
Modular homes.
