A Zoning Ordinance classifying, regulating and restricting the height, number of stories, projections, location, size, bulk and use of buildings and land; establishing districts and boundaries; designating and regulating residential, business, industrial or other uses within such districts and boundaries; providing for the administration and enforcement of this Part 4; and providing penalties for the violation thereof is hereby adopted.
This Part 4 shall be known as the "Zoning Ordinance of the Borough of Somerdale."
This Part 4 is enacted for the following purposes:
A. 
Lessening congestion on the highways.
B. 
Securing safety from fires, panic and other dangers.
C. 
Providing adequate light and air.
D. 
Preventing the overcrowding of land and buildings.
E. 
Avoiding undue concentration of population to promote the health, safety, morals and general welfare of the Borough, thereby increasing the safety and security of home and life.
F. 
Creating a more favorable environment in which to raise children.
G. 
Stabilizing and enhancing property and civic values.
H. 
Providing for a more uniformly just land use pattern.
The provisions of this Part 4 shall be held to be the minimum requirements for the promotion of the public health, safety, comfort, convenience and general welfare. Where the provisions of this Part 4 impose greater restrictions than those of any statute, other ordinance or regulation, the provisions of this Part 4 shall be controlling. Where the provisions of any statute, other ordinance or regulation impose greater restrictions than this Part 4, the provision of such statute, other ordinance or regulation shall be controlling.
A. 
The present tense shall include the future.
B. 
The singular number shall include the plural, and the plural, the singular.
C. 
The word "shall" is always mandatory.
