A. 
The specific uses permitted in the B2 Business District shall be the erection construction, alteration or use of buildings and/or land for:
(1) 
All uses permitted in the B1 Business District.
(2) 
Shopping centers and all uses generally and customarily related thereto, including but not limited to department stores, banks, retail stores, movie theaters and restaurants.
(3) 
Office buildings for professional, administrative and/or executive purposes; including office complexes and parks.
(4) 
Wholesale establishments, warehouses and storehouses.
(5) 
Motels and hotels.
(6) 
Flex buildings, including but not limited to buildings with a combination of offices, distribution and warehouse facilities and light manufacturing.
(7) 
Retailer and delivery of cannabis.

B. 
In addition to the above, any business which is compatible and consistent with the above may be conducted in this district. All others are specifically excluded.
Areas, building setback lines and yard provisions required in this district for every building hereafter erected, altered or used in all or in part shall be as follows:
A. 
Lot area and width: five acres with a minimum width of 200 feet.
B. 
Front yard. Buildings shall be set back a minimum of 20 feet from the street line (front lot line) and, in the event that the property is a corner property or adjoins an underdeveloped street, a minimum of 20 feet from the street line on the side of the property.
C. 
Side and rear yards. Buildings shall be located a minimum of 10 feet from the side line of the property and a minimum of 20 feet from the rear line of the property.
D. 
No building may occupy more than 40% of the lot.
A. 
Signs shall be governed by the provisions of Article XXVIII of Part 4, Zoning, of this chapter.
B. 
Two freestanding signs, each sign not to exceed 35 feet in height and 200 square feet, shall be permitted on each public street frontage.
A. 
Off-street parking shall be governed by the provisions of Site Plan Review as contained in Part 2, Site Plan Review, of this chapter. No off-site parking shall be permitted.
B. 
There shall be 4.5 spaces for off-street parking for each 1,000 square feet of gross floor area, including all uses except warehouses or storage.
C. 
Parking spaces shall be nine feet in width and 18 feet in depth except handicapped parking spaces.
No building shall exceed 35 feet in height.
All buildings erected in the B2 Business District shall be of fire-resistant construction and shall comply with the provisions of the BOCA Basic Fire Prevention Code and Uniform Construction Code of the State of New Jersey.
