The purposes of this district are to provide for continued medium density, suburban-type single-family residential development to preserve existing medium-density development and open space; and to provide for and regulate certain uses permitted by special exception.
Land, buildings or premises shall be used by right for only one or more of the following uses:
A. 
All uses permitted by right in the R-1 District.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles XXI and XXV and the provisions cited below:
A. 
Cemetery, subject to §§ 600-182 and 600-183.
B. 
Municipal or public use, subject to §§ 600-182 and 600-183.
C. 
Wireless communication facility with antenna attached to a nonresidential building or a structure of a permitted church, educational, public, municipal or governmental building or facility, and a building or structure owned by a public utility regulated by the Pennsylvania Public Utility Commission, and subject to the provisions of § 600-187.
The following shall be permitted as conditional uses only, subject to Article XXII and the provisions cited below:
A. 
Private club, subject to § 600-193.
B. 
Active recreation area, as defined in Article II and subject to §§ 600-189 and 600-190.
C. 
Educational and religious use, subject to §§ 600-189 and 600-190.
D. 
Professional home office, subject to § 600-196.
As noted in R-1 District, § 600-14, and subject to the provisions of § 600-159.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached dwelling.
(1) 
Lot size: 11,250 square feet.
(2) 
Lot width: 75 feet.
(3) 
Street frontage: 50 feet, and 35 feet at cul-de-sac.
(4) 
Building coverage: 25%, maximum.
(5) 
Impervious surface: 50%, maximum.
(6) 
Front yard:
(a) 
Interior lot: 35 feet.
(b) 
Corner lot: 35 feet at each street lot abuts.
(7) 
Side yards: 15 feet each.
(8) 
Rear yard: 50 feet.
(9) 
Height: two stories, maximum, and 35 feet, maximum.
(10) 
Accessory structures as noted in § 600-159.
If a homeowners' association is required for any development located within the R-2 District, it shall adhere to the requirements of § 600-179.
