The Medium-Density Residential District (MDR) is designed to accommodate a variety of housing types. These areas are not currently provided with public sewer or water service, requiring the use of on-site or community systems. The MDR District has been located along collector and arterial roads to provide easy access to commercial facilities, as defined in the Franklin Township Comprehensive Plan.

1. 
Uses Permitted by Right.
A. 
Two-family detached dwellings.
B. 
Two-family attached dwellings.
C. 
Agriculture.
D. 
Any residential development in excess of 15 acres or 15 units shall be clustered in accordance with the provisions of § 27-1611. Sites of less than 15 acres may consider the provisions of § 27-1611 as an optional design approach.
2. 
Permitted Accessory Uses.
A. 
Customary accessory residential use and buildings.
B. 
Customary accessory agricultural uses and buildings.
C. 
Private swimming pool, subject to the provisions of § 27-1713.
D. 
Home occupations subject to the provisions of § 27-1709. Home occupations are prohibited in structures containing multiple dwelling units, except that exempt home occupations, per § 27-1709, Subsection 3, are allowed in any dwelling unit.
E. 
Nonprofit recreational uses including public and private parks.
F. 
No-impact home-based business.
3. 
Conditional Uses.
A. 
Rooming house, subject to the provisions of § 27-1711.
B. 
Multiple-family dwellings.
C. 
Municipal, county, state and federal uses excluding dumps, sanitary landfills and correctional or penal institutions.
D. 
Golf course and golf club uses, subject to the provisions of § 27-1715.
E. 
Single-family detached units.
4. 
Uses by Special Exception.
