It is the specific intent of this district to maintain the character of the Borough's medium density residential neighborhood by permitting a mix of single-family detached and twin dwellings, plus accessory apartments where appropriate.

1. 
The following uses are permitted on any lot in the R-2 District.
A. 
Single-family detached dwelling.
B. 
Two-family building; twin dwelling.
C. 
An accessory apartment may be permitted by the Zoning Hearing Board as a special exception, in compliance with the requirements of § 27-902 of this chapter.
D. 
Accessory uses, in compliance with § 27-903 of this chapter, including home occupations in compliance with § 27-904 of this chapter.
E. 
Agriculture.

1. 
A garage or other permitted accessory structure not exceeding the size limitations of § 27-903, Subsection 1.D, may be erected only within the side or rear yard, not closer than eight feet from the rear and side lot lines, nor less than 10 feet from the edge of any street or alley.[1]

Informational Note: § 27-1003, Subsection 1, allows a parking space within a vehicle garage to count towards the number of required parking spaces.

All required parking spaces shall be located in the rear or side yards, with the exception that one parking space may be located in the front yard of a single-family detached dwelling.
3. 
Where a driveway is located in a side yard, a five-foot landscaped buffer strip shall be provided between the driveway and the adjacent property line. The buffer strip may be maintained as lawn or planted with trees and shrubs or similar landscape material.

Where a building line has been established, the setback of the majority of the existing buildings on that block may be used, except that in no case shall the setback line be less than 20 feet from the street line.
