No building, structure or premises shall be used and no building or structure shall be erected or structurally altered, except for the following uses:
A. 
Medical services, clinics and testing facilities.
B. 
Business and professional offices.
C. 
Barbershops, beauty shops and similar service establishments.
D. 
Retail sales limited to book and stationery shops, arts and crafts, antique stores, photography sales and supplies.
E. 
Health care support services and ambulance services.

Personal services as defined in §430-8A.

Educational instruction as defined in §430-8A.

The following accessory uses shall be permitted:
A. 
Equipment storage.
B. 
Maintenance building.
C. 
Permitted accessory uses for assisted living facilities shall include those uses which are customarily associated with such facilities, including personal and recreational services and small gift and necessity shops solely for use of the residents of the assisted living facility or their visitors.

The following conditional uses shall be permitted:
A. 
As specified in § 430-112B (drive-in banks).
B. 
Dwelling units, except for short-term rentals as defined in § 430-8A, as a conditional accessory use, subject to the following:

(1) 
The dwelling unit(s) shall be an accessory use to the principal use at the site and shall be located in the same building.
(2) 
No dwelling unit shall be located on the ground floor level.
(3) 
No more than 50% of the total floor area of the structure shall be used for dwelling purposes.
(4) 
A dwelling unit or units shall have an exterior entrance separate from that of the principal business use at the site.
C. 
Assisted living facilities.

(1) 
Assisted living facilities, subject to the following conditions:
(a) 
Minimum lot area (acres): 2.0.
(b) 
Minimum front yard (feet): 50.
(c) 
Minimum side yard (feet): 25.
(d) 
Minimum rear yard (feet): 35.
(e) 
Maximum density (dwelling units per acre): 17.
(2) 
In addition to the above height, area and yard requirements, the assisted living facility shall provide its own ambulance and transportation services.
Height, area and yard requirements shall be as specified in the schedule of regulations in Article VI.
Other requirements shall be as specified in § 430-123.
Off-street parking and loading requirements shall be as specified in § 430-124.
Signs shall be permitted, subject to the sign regulations of Article XXXVIII.
