The Agricultural District is intended to accommodate farming, forestry, livestock maintenance and other related activities. Such uses are an essential part of the rural economy of the Town and the agrarian character of portions of the community. It is comprised of those areas primarily dedicated to farming and agricultural uses and is to be conserved as a valuable part of the rural fabric of those portions of the Town. These activities shall not be compromised by development and shall be enhanced by the protection offered herein.
No buildings, structures or lands within the Agricultural District shall be constructed, erected or used for other than one of the following specified purposes:
A. 
Agriculture, as defined.
B. 
Publicly operated parks, playgrounds and recreation facilities.
C. 
Greenhouse and plant nurseries.
D. 
Horse riding and boarding stables.
E. 
Kennels, catteries.
F. 
Public and semipublic uses, such as public schools, churches.
G. 
Cemeteries.
H. 
Single-family residences built on land upon which farming has not occurred for a period of five consecutive years and having acreage of not less than three acres.

The following uses may be permitted upon obtaining a special use permit:
A. 
Airports and aircraft landing strips, excluding commercial airports.
B. 
Agricultural enterprises, including sawmills, planing mills, dairies, fruit packing plants, wineries, equestrian centers and similar uses that primarily utilize products and resources from the immediately surrounding agricultural area or provide essential agricultural services.
C. 
Public utilities and public service uses, and buildings, pumping, compressing, booster, relay and regulating stations, facilities and transmission lines, transmission and receiving towers and telecommunications facilities, subject to any other regulation of this chapter, railroads and related facilities, purification and treatment plants, and fire and rescue facilities.
D. 
Nonprofit organizations consisting of hunting, fishing, farming, conservation and other nonprofit organizations devoted either to farming or use of land in its natural state, provided there shall be no restaurants, bars or other buildings erected thereon, other than organization headquarters having 1,000 square feet or less.
E. 
Veterinary hospitals, offices or clinics.
F. 
Animal waste treatment systems, subject to approval of a site plan as required by this chapter, and compliance with all local, state and federal regulations.
G. 
Intensive agriculture, subject to approval of a site plan as required by this chapter.[1]

Any of the following uses may be permitted in the Agricultural (AG) District as accessory and clearly subordinate to the principal agricultural use:
A. 
Uses and structures customarily incidental to the principal permitted use.
B. 
Farmhouse.
C. 
Extended family units.
D. 
Farm tenant structures (either conventional construction or mobile home) limited to the use of persons employed on the farm, provided that any such structure shall be removed if not used for farm labor housing.
E. 
Subdivision of land for the immediate family of farmers of up to four residential lots.
F. 
Agricultural barns, silos, sheds, buildings and related accessory agricultural structures.
G. 
Wayside stand of up to 500 square feet and set back at least 25 feet from the road right-of-way, for the sale of farm products produced on the premises.

Intensive agricultural facilities and animal waste treatment systems shall be located no closer than 300 feet to any residence or domestic well water supply, lake, pond, floodplain, designated wetland, stream, tributary, road right-of-way or property line, or nonagricultural district.
