The following supplementary regulations shall apply:
A. 
Supplementary height regulations.

(1) 
In nonresidential zones where a building has frontage on two or more streets or other public ways, the height limitation shall apply only as measured from the finished grade level at the midpoint of the front of the building. Church spires, belfries, towers designed for purely ornamental purposes, and chimneys shall be exempt from the provisions of the schedule limiting height and bulk of buildings, provided that their aggregate area at midheight is not over 20% of the total area of the roof.
(2) 
In any zone, spires, belfries, chimneys, cupolas and similar structures on buildings owned by the Borough shall be exempt from the provision of the schedule limiting height.
B. 
Courts of nonresidential buildings.
(1) 
Inner courts. No inner court shall have a minimum dimension less than the average height of all surrounding walls.
(2) 
Outer courts. The minimum width of an outer court shall be 20 feet, and the depth thereof shall not exceed its width.
C. 
Motor vehicle service stations.
(1) 
The minimum lot size for such service stations shall be 20,000 square feet, and the minimum street frontage shall be 150 feet.
(2) 
Entrance and exit driveways shall have an unrestricted width of not less than 16 feet and not more than 36 feet, shall be located not nearer than 10 feet from any property line and shall be so laid out as to avoid the necessity of any vehicle leaving the property to back out across any public right-of-way or portion thereof. No driveway shall be located within 25 feet of any street intersection, such distance to be measured from the nearest outside corner of the intersecting rights-of-way.
(3) 
Vehicle lifts or pits, dismantled and disabled automobiles and all parts or supplies shall be located within a building enclosed on all sides.
(4) 
All service or repair of motor vehicles, other than such minor servicing as change of tires or sale of gasoline or oil, shall be conducted in a building fully enclosed on all sides. This requirement shall not be construed to mean that the doors to any repair shop are required to be kept closed at all times.
(5) 
The storage of gasoline or flammable oils in bulk shall be located fully underground and not nearer than 35 feet to any property line other than the street line.
(6) 
No gasoline pumps shall be located nearer than 20 feet to any street line, and no structure shall be placed closer than 35 feet to any street.
(7) 
No building permit for a motor vehicle service station shall be issued within a distance of 1,500 feet from any existing station nor within a distance of 250 feet of any school, church, hospital or place of public assembly designed for the simultaneous use and occupancy by more than 100 persons, and the distances shall be measured in a straight line between the nearest points of each lot or premises, regardless of the zone where either premises are located.

(8) 
A minimum of 10% of the property shall be reserved for planting, which shall consist of grass, perennials, annuals or trees. Adjacent residential property shall be protected with all-year-round screening as approved by the Borough.
(9) 
Separate male and female restrooms shall be provided and maintained, and entrances to each shall be remote from each other.
(10) 
Only those products associated with immediate servicing, such as oil, water and antifreeze, may be stored outside of the premises and then only in amounts required for a normal day's operation.
(11) 
No car wash shall be permitted as a prime or major service, and no extensive auto body work, such as wrecked cars or storage of same, shall be permitted.
(12) 
Motor vehicle sales as a prime or major part of the business shall not be permitted, and a maximum of only one such vehicle at a time may be parked on the premises.
D. 
Animal hospitals and animal kennels. Animal hospitals and animal kennels shall be located no closer than 200 feet to any residential zone line. Such facilities shall be maintained in an enclosed structure and shall be of soundproof construction and so operated as to produce no objectionable odors at the zone lot boundary line. Open kennels, exercise pens or runways shall not be located closer than 400 feet to any property line and shall be subject to noise and odor controls established for an enclosed building.

E. 
The operation of medicinal and retail marijuana establishments, which includes retail marijuana and/or marijuana paraphernalia stores, marijuana cultivation facilities, marijuana products manufacturing facilities, and marijuana testing facilities, and the operation of retail marijuana social clubs are prohibited within the Borough of Cresskill and, therefore, all activities related to the above-mentioned retail uses such as, but not limited to, cultivation, extraction, manufacturing, processing, storing, laboratory testing, labeling, transporting, delivering, dispensing, transferring and distributing are expressly prohibited in any zone within the Borough of Cresskill.
