A.
Filing an application. All applications for variance
relief shall be filed with the administrative officer or designee.
B.
Distribution. At least 10 days prior to the regularly
scheduled monthly meeting of the Board, the administrative officer
or designee shall distribute the copies of the variance map and application
in the following manner:
(1)
Township files.
(2)
Board Chairman.
(3)
Township Engineer.
(4)
Township Planner.
(5)
Township Health Department.
(6)
Construction Official.
(7)
Fire Subcode Official (use variance only).
(8)
Environmental Commission (use variance only).
(9)
Board Attorney.
(10)
Police Department (use variance only).
C.
Procedural requirements. All applications for variance
relief pursuant to N.J.S.A. 40:55D-70c and 40:55D-70d shall include
the following support documents and information:
(1)
Thirteen copies of maps.
(3)
Completed variance application forms.
(4)
Completed escrow agreement.
(5)
Completed checklist waiver request form.
(6)
Health Department approval.
(7)
Completed bulk or use variance checklist, as appropriate.
(8)
Five copies of the environmental and community impact
statement, where applicable.
A.
All applications for bulk variance relief to the Board
of Adjustment not involving any related site plan, subdivision or
conditional use proposal shall include maps and/or exhibits depicting
the following information:
(1)
Block and lot numbers of subject property.
(2)
Dimensions of lot.
(3)
Dimensions of existing and proposed structures and
buildings.
(4)
Location of all existing and proposed structures or
buildings on the property and their setbacks from existing property
lines.
(5)
Approximate location of all structures or buildings
within 200 feet on all sides as well as the names of the owner.
(6)
The plot plan shall be prepared by a licensed land
surveyor or professional engineer as appropriate per N.J.A.C. 13:40-7
et seq.
(7)
Acceptable title block containing:
(a)
County of Passaic.
(b)
Township of West Milford.
(c)
Name and address of applicant.
(d)
Name, address, signature, seal and license number
of the professional person who prepared the drawings.
(e)
Name and address of the owner of the subject
property.
(f)
Names and addresses of all property owners within
200 feet of the extreme limits of the tract, as shown on the most
recent tax rolls.
(8)
A North arrow.
(9)
Scale, both graphic and written.
(10)
A key map showing the entire tract and surrounds
that equals one inch equals 1,200 feet, including a North arrow.
(11)
Date of original preparation and revisions,
if any.
(12)
Zoning district boundaries affecting the tract.
(13)
Zoning analysis (a chart showing correct bulk
requirements, per ordinance, for the zone and proposed bulk dimensions
for the subject property).
(14)
All existing and proposed watercourses, including
lakes and ponds.
(15)
Location of all wells existing and proposed
within 150 feet of existing and proposed septics.
(16)
Location of any septics on the subject property
and on adjoining properties.
(17)
Show any steep grades and rock outcroppings.
(19)
Floodplains.
(20)
Calculations for stormwater drainage.
(21)
Any drainage easements, existing or proposed.
(22)
Wetlands, as delineated by a recognized expert.
(23)
Grading plan when changes in contour are proposed.
(24)
Location and width of all existing and proposed
utility easements on the tract and within 200 feet of the tract.
All applications for bulk variances relief to
the Board of Adjustment involving an addition to an existing home
shall include maps and/or exhibits depicting the following information:
A.
Current block and lot numbers of the subject property.
B.
Dimensions of the subject property.
C.
The location(s) and dimensions of existing and proposed
structures.
D.
The existing and proposed structures' setback distances
to the property lines.
E.
Indicate the distances between buildings on the site.
F.
Indicate the location and setback of any structures
on adjacent properties to the subject property.
G.
Indicate the locations of septic tank(s), disposal
areas and wells on the subject property.
H.
Indicate the distance of the addition to the septic
components.
I.
Provide a sketch of existing and proposed floor plans.
J.
Provide a sketch of the house as it will look with
new addition.
All applications for variance relief pursuant
