A. 
Definition. The Monocacy Creek Protection District is a district known as "Monocacy Creek Protection District (MCPD)."
B. 
Scope of this article. Unless otherwise noted, provisions and requirements of this article apply to the Monocacy Creek Protection District listed in Subsection A.
C. 
Permitted uses. Only the following building types of uses shall be permitted in this district, except as provided for nonconforming uses or buildings in Article XI:
(1) 
Detached single-family dwelling unit.
(2) 
Publicly-owned recreation or open space area.
(3) 
Forestry and forest preserve, fish and wildlife refuge, and similar conservation uses.
(4) 
Agriculture and agricultural operations.

D. 
Area and bulk regulations. The following requirements shall be observed:
(1) 
Minimum lot area: three acres.
(2) 
Minimum lot width: 300 feet.
(3) 
Maximum lot coverage: 10%.
(4) 
Minimum yard requirements:
(a) 
Front: 50 feet.
(b) 
Side: two required, each 10% of the average lot width.
(c) 
Rear: 40 feet.
(d) 
Maximum building height: 35 feet.
E. 
Other regulations.
(1) 
Off-street parking regulations. The provisions of § 185-17 shall apply.
(2) 
Off-street loading regulations. The provisions of § 185-18 shall apply.
(3) 
Wherever possible, a single-family dwelling unit shall not be permitted direct access to an arterial or collector road so designated on the Official Township Map of Hanover Township.
