The following requirements for final approval of the subdivision must be met and approved by the Superintendent of Public Works or the Building Inspector prior to final submission of the plat for approval by the Planning Board.
Areas disturbed by construction work will be smooth graded, will have objectionable exposed material removed from the surface and will be seeded to prevent erosion of slopes and gutters. An established stand of grass suitable for mowing will be required before roads can be considered for acceptance.
Street signs, with names approved by the Planning Board, shall be required at all intersections and shall meet the specifications of the Village of Westhampton Beach.
Every effort should be made during construction to avoid major alteration of existing natural features and to preserve as many existing trees as possible. Street trees, as outlined in § 150-10, shall be provided in all subdivisions, unless adequate trees, acceptable to the Board and which exist in the proper locations, are left in place and are in healthy condition.
Location of fire wells and fire hydrants shall be approved by the Fire Council of the Westhampton Beach Fire Department and the Village Trustee in charge of said department. Since public water is available in all areas suitable for development in the Village of Westhampton Beach, fire hydrants shall be installed in accordance with the requirements of the water authority having jurisdiction in the area. No fire wells will be approved in lieu of hydrants. Rental fee which is required annually on the fire hydrants shall be considered the responsibility of the developer, and such cost shall be included in the estimated upkeep bond.
Concrete monuments shall be installed in the locations shown on the final plat and shall be constructed in accordance with the specifications of § 150-44D.
