For the purposes of this chapter the Township of Little Falls is hereby divided into classes of districts as follows:

The districts are bounded and defined as shown on the map entitled Zoning Map of the Township of Little Falls, New Jersey, adopted January 25, 1979, and revised, October 4, 2021, which map, and all explanatory matter thereon is hereby made a part of this chapter.
A. 
Where a boundary line is shown as approximately following the center line of a street or highway, a street line or highway right-of-way line, such center line, street line or right-of-way line shall be construed to be the boundary. The boundary line will be changed automatically whenever the center line, street line or highway right-of-way line is changed, provided that the change does not exceed 20 feet.
B. 
Where a boundary line is shown as following a lot line, the lot line shall be construed to be the boundary.
C. 
Where a boundary line is shown as following a railroad line, the boundary shall be deemed to be located as the center line of the railroad line, easement, right-of-way, property, etc.
D. 
Where a boundary line follows a stream, the boundary shall be deemed to be the centerline of the stream. For any lake, pond, reservoir, river or other body of water, the regulations of the district in which they are located shall apply.
E. 
Where a boundary line is shown as approximately parallel to a street, highway, stream or railroad line, the boundary shall be construed as being parallel thereto and at such distance from the center line thereof as indicated on the Zoning Map.
F. 
Where a zone boundary line divides a lot at the time such line is adopted, the regulations for the less restricted portion of the lot shall extend no more than 30 feet into the more restricted portion, provided that the lot has frontage only on a street in the less restricted zone.
Except as hereinafter provided:
A. 
No land hereafter shall be used or occupied and no building or part thereof shall hereafter be used, occupied, erected, moved or altered unless in conformity with the regulations hereinafter specified for the districts in which it is located.
B. 
No building shall hereafter be erected or altered to exceed the floor ratio; to exceed the height ratio; to accommodate or house a greater number of families; or to have narrower or smaller rear yards, front yards or side yards than is specified herein for the district in which such building is located.
C. 
No part of a yard or other open space required about any building for the purpose of complying with the provisions of this chapter shall be included as a part of a yard or other open space similarly required for another building.
D. 
No lot shall be so reduced in area that it does not meet the area requirements or that any required open space shall be smaller than prescribed in the area and bulk schedule for the district in which the lot is located.
E. 
Off-street parking space and off-street loading space shall be provided as specified in this chapter and shall be provided with necessary passageways and driveways appurtenant thereto and giving access thereto. All such parking space and loading space, together with such passageways and driveways, shall be deemed to be required space on the lot on which the same is situated and shall not thereafter be encroached on or reduced in any manner except as otherwise provided in this chapter.
A. 
The New Jersey Administrative Code, Title 5, Chapter 21, provides for "New Jersey Residential Site Improvement Standards" (RSIS standards) as promulgated by the Commissioner of the Department of Community affairs pursuant to the authority of P.L. 1993, c.32 (N.J.S.A. 40:55D-40.1 et seq.). These rules govern any site improvements carried out or intended to be carried out or required to be carried out in connection with any application for residential subdivision, site plan approval, or variance before the Planning Board created pursuant to the Municipal Land Use Law (MLUL) (N.J.S.A. 40:55D-1 et seq.) or in connection with any other residential development approval required or issued by any municipality or agency or instrumentality thereof.
B. 
Except as otherwise specifically provided, the RSIS standards govern all matters concerning the construction, alteration, addition, repair, removal, demolition, maintenance, and use of any site improvements constructed by a developer in connection with residential development.
C. 
The RSIS standards apply to all site improvement work in appurtenant construction, including streets, roads, parking facilities, sidewalks, drainage structures and utilities, which are undertaken by a developer with a residential development or use.
D. 
Although the provisions of this chapter have been arranged to avoid conflict with the RSIS standards wherever possible, any existing conflicts or conflicts created by changes in the RSIS standards shall be governed by the appropriate RSIS standard unless the specific requirements of this Code are one of the alternates in the RSIS standards where alternatives are available or are relating to a standard or requirement outside the scope of the RSIS standards.
Nothing contained in this chapter shall require any change in the plans, construction or designated use of a building complying with the then-existing law, pursuant to approval by the appropriate authority, or in accordance with the Municipal Land Use Law.
The following articles list the principal permitted uses and those allowed as conditional uses in the various zoning districts.
