[Amended 2-4-1985]
[Amended 9-8-1992]
A.Â
It is recognized that there exists an inadequate supply
of decent, safe rental housing for elderly persons and elderly families
in the Township of North Brunswick. The lack of properly constructed
rental housing specifically designed to meet the needs of the elderly
at affordable rentals is a serious social problem. To correct this
situation, it is necessary to provide for the erection of new dwelling
units at rentals at which the elderly can afford. These specific needs
and requirements can best be met through the sponsorship of an elderly
housing project by a nonprofit corporation.
B.Â
Since it is a public purpose and objective to secure
adequate housing for the elderly, the following provisions are designed
to facilitate the participation of a private nonprofit corporation
to develop a senior citizen housing project.
The following uses shall be permitted in R-7
Residential District:
A.Â
Permitted principal uses.
(1)Â
Multistoried, senior citizen housing which is subsidized
in accordance with state or federal programs, or which is otherwise
marketed at a price which makes it affordable to lower-income families.
(2)Â
Municipal buildings and grounds.
(3)Â
Temporary buildings for uses incidental to construction
work, provided that such buildings are removed upon completion or
abandonment of the construction work.
B.Â
Required accessory uses.
(1)Â
Off-street parking: one parking space per two dwelling
units. Off-street parking may be located in any front, side or rear
yard area, provided that such parking is not closer than 15 feet to
any property line.
C.Â
Permitted accessory uses.
(3)Â
Television antennas not exceeding 15 feet in height from the roof of the main structure and subject to other restrictions as noted in Article IV of this chapter.
(4)Â
Other customary accessory uses and structures which
are clearly incidental to the principal structure and use.
(5)Â
Active and passive recreational facilities.
A.Â
Maximum density shall be 50 dwelling units per acre.
B.Â
The developer and nonprofit sponsor shall qualify under the rules and regulations of the New Jersey Housing Finance Agency Law, as amended and supplemented, and the provisions of the Limited Dividend Nonprofit Housing Corporation or Association Law, Chapter 184 of the Laws of 1949, as amended and supplemented.[1]

an individual must be at least 60 years of age or over.
