For the purposes of this chapter, the Village of Pelham is hereby divided into 11 classes of districts, as follows:
Residence A-1 District
detached single-family
Residence A-2 District
detached single-family
Residence A-3 District
detached single-family
Residence B-1 District
detached and semidetached single-family
Residence B-2 District
detached single- and two-family
Residence M District
detached single and two-family and multifamily houses
Residence M-1 District
detached single- and two-family and multifamily
Office O-1 District
office buildings
Office O-2 District
single- and two-family and restricted office uses
Business-1 District
restricted retail uses
Business-2 District
general retail uses and multifamily
Business-3 District
general retail, service and restricted industrial uses

A. 
The boundaries of each of the created districts or zones are hereby established as shown on the Zoning Map of the Village of Pelham, dated 1983, and signed by the Mayor of the Village, the Village Clerk and the Chairman of the Planning Board, which map accompanies this chapter and is hereby declared to be a part of this chapter.[1]

B. 
The Business-1 District as shown on the Zoning Map of the Village of Pelham, dated June 2, 1987, is hereby extended to include Lot 2, Block 217, Section 2 on the Tax Map of the Town of Pelham and being Lots 4, 5 and 6 on the map of property belonging to William Vander Roest, Village of Pelham, Westchester County, New York, map filed in the Westchester County Clerk's Office, Division of Lands Record, with Deed in Liber 1875 at page 450.
C. 
The Business-2 District as shown on the Zoning Map of the Village of Pelham, dated June 2, 1987, is hereby extended to include Section 1, Block 184, Lot 10, and Section 1, Block 185, Lot 2, on the Tax Map of the Town of Pelham (formerly zoned as Residence B-2).

A. 
The district boundary lines are intended generally to follow the boundary lines of streets and similar rights-of-way, or lot lines, or straight line projections of such lines, or Village boundary lines, all as shown on the Zoning Map, but where a district boundary line does not follow such a line, its position is shown on said Zoning Map by a specific dimension expressing its distance in feet from a street line or other boundary line as indicated.
B. 
In case of uncertainty as to the true location of a district boundary line in a particular instance, the determination thereof shall be made by the Building Committee or other agency or officer of the Village duly authorized by the Village Board. An appeal may be taken to the Board of Appeals, as provided in Article XIX.
C. 
The Building Zone Maps of the Village of Pelham and North Pelham and all district boundary descriptions heretofore adopted and amended from time to time are hereby superseded in their entirety by the Zoning Map which accompanies this chapter and forms a part hereof.
