No building or premises shall be used in whole or in part for any purpose other than the following:
A. 
Principal uses.
(1) 
Single-family detached dwelling.
B. 
Accessory buildings and uses.
(1) 
Detached private garage or garages on site for not more than two cars, provided that no garage which is connected to or a part of a dwelling shall be built nearer than 45 feet to the front street line unless the entrance of such garage faces the rear lot line.

(2) 
Signs as permitted pursuant to Chapter 77 of the Code of the Village of Pelham.
(3) 
Home professional office.
(4) 
A garden shed and a greenhouse.
(5) 
A building for housing domestic animals, limited to dogs or cats kept as household pets.
(6) 
A children's playhouse.
A. 
The following uses require a special permit by the Board of Appeals:
(1) 
A swimming pool, subject to the provisions of § 98-106.
(2) 
A home professional office, subject to the requirement that the special permit be renewed annually in conformity with § 98-133C(3). The term "home professional office" shall be deemed to specifically exclude the office of a medical doctor, surgeon or dentist.

A. 
No building shall be erected to a height in excess of 35 feet or 2 1/2 stories, whichever is the more restrictive, except as provided in § 98-102.
B. 
No building, other than those listed in § 98-10B(4), (5) and (6), shall be erected to a height of less than 1 1/2 stories.
There shall be a lot area of not less than 10,000 square feet, except as provided in § 98-103.
No building shall be erected on a lot having a width of less than 100 feet, except as provided in § 98-103.
The lot coverage shall not exceed 30% of the lot area for a single-family dwelling and 10% of the area for a principal building in nonresidential use.
Yards with the minimum dimensions specified hereinafter shall be provided on each lot:
A. 
Front yard: 30 feet, except as provided in § 98-104.
B. 
Side yards.
(1) 
Ten feet for a single-family dwelling, provided that the aggregate width of the two side yards shall be not less than 25 feet, and 50 feet for a principal building in nonresidential use.
(2) 
On a corner lot, there shall be a side yard on the side street frontage having a width of not less than 25 feet.
C. 
Rear yard: 25 feet. The required rear yard shall be open and unoccupied, except that a solar heating device covering not more than 10% of the area thereof may be placed in such yard not nearer than five feet to any lot line.
