No building or premises shall be used in whole or in part for any purpose other than the following:
A. 
Principal uses.
(1) 
Any permitted use in a Residence B-1 District, as listed in § 98-31.
(2) 
Two-family dwelling.
B. 
Accessory buildings and uses.
(1) 
Any accessory building or use permitted in a Residence A-3 District, as listed in § 98-31B.
A. 
The following uses require a special permit by the Board of Appeals:
(1) 
Any special permit use allowed in a Residence B-1 District, as listed in § 98-32.
(2) 
General medical or surgical hospital.
(3) 
Parochial or other religious school.

A. 
No building shall be erected to a height in excess of 35 feet or 2 1/2 stories, whichever is the more restrictive, except as provided in § 98-102.
B. 
No building, other than those listed in § 98-31B(3), (4) and (5), shall be erected to a height of less than 1 1/2 stories.
There shall be a lot area of not less than 5,000 square feet, except as provided in § 98-103.
There shall be a lot width of not less than 50 feet, except as provided in § 98-103.
The lot coverage shall not exceed 50% of the lot area for a dwelling and 30% of the lot area for a principal building in nonresidential use.
Yards with the minimum dimensions specified hereinafter shall be provided on each lot:
A. 
Front yard: 20 feet, except as provided in § 98-104.
B. 
Side yards.
(1) 
Six feet for a single-family dwelling, provided that the aggregate width of the two side yards shall be not less than 16 feet, and 35 feet for a principal building in nonresidential use.
(2) 
On a corner lot, there shall be a side yard on the side street frontage having a width of not less than 10 feet on a lot 50 feet in width; the width of such side yard shall be increased six inches for each additional foot of width of such lot in excess of 50 feet, but in no case need such side yard exceed 20 feet in width.
C. 
Rear yard.
(1) 
Twenty-five feet for a single-family or two-family dwelling and 60 feet for a principal building in nonresidential use.
(2) 
The required rear yard shall be open and unoccupied except that a solar heating device covering not more than 10% of the area thereof may be placed in such yard not nearer than five feet to any lot line.
