The purpose of this district is to provide affordable
multifamily dwelling units and related facilities so as to comply
with the substantive rules and regulations of the New Jersey Council
on Affordable Housing and the Fair Housing Act. All residential development
in the RD Residential District shall be restricted to occupancy by
low- and moderate-income families in accordance with the substantive
and procedural rules and regulations of the New Jersey Council on
Affordable Housing.[1]
Permitted principal uses shall be as follows:
A.
Multifamily affordable residential with public water
and sewer only, as provided in Florence Township's housing element
and fair share plan, as amended, and in the substantive certification
of the New Jersey Council on Affordable Housing, as amended.
B.
Senior citizen community center.
C.
Township administrative offices.
Maximum gross density for the RD Residential
District is 20.3 units per acre.
Area and bulk requirements with public water
and sewer shall be as follows:
Development in the RD High-Density Residential,
Municipal Affordable Housing District shall comply with all applicable
provisions of the substantive rules of the New Jersey Council on Affordable
Housing, N.J.A.C. 5:92-1.1 et seq.
