It is hereby determined to be necessary to establish
regulations requiring approval of grading plans for single-lot residential
development in order to limit stormwater runoff onto adjacent properties.
While multiple lot developments require land use approvals and the
submission of grading plans, it is equally important to require grading
plans for single-lot development.
Whenever a single lot is being developed with
a new or replacement residential structure, it shall be a condition
for the issuance of any permits or certificate of occupancy that the
owner of the property shall have obtained approval for a grading plan
and that the approved plan is followed and maintained.
The proposed grading plan shall be submitted
to the Construction Code Office at the time that the first application
for any permit is submitted. The proposed grading plan shall be forwarded
to the Township Engineer for review and approval before any permits
are issued.
Upon approval by the Township Engineer, the
approval shall be noted on the plan and a copy of the approved plan
shall be retained in the file of the Construction Code Office.
