The Board by resolution shall approve a subdivision
plat as a condition for the recording of same with the County Clerk
or a site plan as a condition for the issuance of a permit for any
development, except that subdivision or individual lot applications
for detached one- and two-dwelling-unit buildings shall be exempt
from site plan review and approval.
Each application for subdivision approval or
for site plan approval, where required by law, shall be submitted
by the applicant to the County Planning Board for review and approval.
The Township Land Use Board shall condition any approval it grants
upon timely receipt of a favorable report on the application by the
County Planning Board or approval by its failure to report thereon
within the required time period.
Any power expressly authorized by the Municipal Land Use Law, Chapter
220, Land Use, or this chapter to be exercised by the Land Use Board shall not be exercised by any other body except as otherwise provided for in such law or ordinance.
