This zone district shall be limited to retail sales and service for adjacent residential areas. The following uses shall also be permitted:
A. 
Residential construction, if it meets all requirements of the A-2 Residence District.
B. 
Any building containing a retail store or service establishment upon the first floor may be constructed so that on the second floor there may be not more than one dwelling unit for each such retail store or service establishment, provided that there shall be a lot area of 4,000 square feet per family unit.
C. 
Rooming or lodging for not more than two roomers or boarders.
D. 
Professional offices of up to 10% of the floor area per structure, provided that off-street parking facilities are made available in accordance with the requirements of § 230-34.

E. 
Seasonal sales of Christmas trees, flowers and plants shall be permitted within this district, provided that said sales are conducted by locally sponsored civic groups, religious or nonprofit organizations.
F. 
Medical office.

In the C-1 District, only the uses set forth in § 230-60 shall be permitted, and, more particularly, none of the following uses shall be permitted:
A. 
Unenclosed storage yards or storage buildings.
B. 
Junkyards.
C. 
Auction establishments.
D. 
Trailer or tourist camps.
E. 
Riding stables.
F. 
Public garages.
G. 
Funeral parlors or undertaking establishments.
H. 
Warehouses.
I. 
Hotels or motels.
J. 
Pool halls and pool parlors.
K. 
Arcades and amusement centers featuring pinball machines or devices and other coin-operated amusement machines or devices.
L. 
Any industrial use.
M. 
Flea markets and similar uses.
N. 
Any business not conducted entirely within a permanent structure.
O. 
Motor vehicle body repair stations and motor repair service stations.

P. 
All classes of adult use recreational cannabis establishments or cannabis distributors or cannabis delivery services as said terms are defined in Section 3 of P. L. 2021, c. 16 which includes retail marijuana stores, retail marijuana cultivation facilities, retail marijuana products manufacturing facilities, and retail marijuana testing facilities; and the operation of retail marijuana social clubs and, therefore, all activities related to the above mentioned retail uses, such as, but not limited to, cultivation, extraction, manufacturing, processing, storing, laboratory testing, transporting, delivering, dispensing, transferring and distributing are expressly prohibited within the Borough of Glen Rock, but not the delivery of cannabis items and related supplies by a delivery service.

A. 
Height. No building shall exceed a maximum of two stories or 28 feet in height, whichever is lesser.
B. 
Front yards. There shall be a front yard of not less than 25 feet. Property facing on more than one street shall have a yard depth on each of the streets of not less than 25 feet. Where off-street parking is to be provided in that yard space facing any street, the yard depth shall be not less than 35 feet.
C. 
Side yard. All business buildings may be built without side yards, except that where a business district adjoins a residence district, there shall be a minimum side yard of 10 feet. Where there is a combined use as permitted in § 230-60B, there shall be two side yards, and no side yard shall be less than seven feet.
D. 
Rear yard. There shall be a rear yard of at least 10 feet. Where property abuts any residence district, there shall be a rear yard of 25 feet, provided that where any alley separates the business district from the residential district, the full alley width may be counted as part of the required yard. Where there is a combined use as permitted in § 230-60B, there shall be a rear yard of 25 feet.
