This district shall be limited to the sale on
the premises to the ultimate consumer of commodities or services or
the furnishing thereof for the entire community. In addition thereto,
the following uses shall be permitted:
A.Â
A mixed residential and commercial use, provided that
there shall be a lot area of 4,000 square feet per family unit.
B.Â
Not more than two roomers or boarders per dwelling
unit.
C.Â
Laundries, bakeries and similar uses where not more
than 10 persons shall be employed nor where in the aggregate is machinery
employed having rating exceeding 20 horsepower.
D.Â
Professional office use.

The uses prohibited in § 230-61 are hereby prohibited to District C-2.
A.Â
Height. No building shall exceed a maximum of two
stories or 28 feet in height, whichever is the lesser.
B.Â
Front yard. No front yard shall be required.
C.Â
Side yard. All business buildings may be built without
side yards, except that where a side line in a business district adjoins
a residence district, there shall be a minimum side yard of 10 feet.
Where the side yard of the C-2 Zone abuts any residential zone, the
owner of the nonresidential use in the C-2 Zone shall construct a
chain link fence not less than six feet high and not more than eight
feet high along the above-mentioned side yard property line physically
separating the two zones to within 10 feet of the street property
line. The area immediately adjoining the property line shall be suitably
landscaped with evergreen planting to screen such area from the residential
district to a height of at least four feet.
D.Â
Rear yard. There shall be a rear yard of not less
than 10 feet. Where the rear yard of the C-2 Zone abuts any residential
zone, the owner of the nonresidential use in the C-2 Zone shall construct
a chain link fence not less than six feet high and not more than eight
feet high along the above-mentioned rear yard property line physically
separating the two zones. The area immediately adjoining the property
line shall be suitably landscaped with evergreen planting to screen
such area from the residential district to a height of at least four
feet.

A.Â
Temporary political trailers shall be permitted to
be located within this district, provided that said trailers are placed
within said district no earlier than one month prior to any general,
local, special or primary election; provided, further, that a permit
shall be obtained upon application to the Code Enforcement Official
of the Borough for the placement of said trailer, which said permit
shall be issued without charge. All temporary trailers shall be removed
within five days after the day of the election.
B.Â
Seasonal sales of Christmas trees, flowers and plants
shall be permitted within this district, provided that said sales
are conducted by locally sponsored civic groups, religious or nonprofit
organizations.
