In the Village Age Restricted Zones, no lot shall be used and no structure shall be erected, altered or occupied for any purpose except the following:
A. 
Condominiums. Multiple principal buildings shall be allowed on the property site. Site plan approval and a developer's agreement between the developer and the Borough are required for any development in the VAR Zone. The age of occupants shall be restricted to require that at least one member of any household, with or without a spouse, owning or renting a unit in the VAR, shall be at least 55 years of age at the time of taking title to or leasing any unit in the VAR Zone; provided, however, that no member of the household shall be less than 19 years of age at the time of taking title to or leasing any unit in the VAR Zone or at any time thereafter. In the event of the death of such person who is at least 55 years of age, the surviving members of that person's household may remain in occupancy of the deceased household member's unit.

A. 
Accessory buildings shall comply in all respects to the yard requirements of the principal buildings. Detached accessory buildings shall be located to the rear of the front building line of the principal building and be located in the side yard so as to conform to side yard requirements. A site plan shall be submitted for all accessory buildings so the Planning Board can determine the adequacy of parking.
B. 
Accessory uses as defined by § 100-3 shall be permitted.
A. 
Principal buildings.
(1) 
Minimum tract size: four acres.
(2) 
Minimum frontage: 150 feet.
(3) 
Minimum front setback: 25 feet.
(4) 
Minimum side setback: 10 feet.
(5) 
Minimum rear setback: 25 feet.
(6) 
Maximum percentage of impervious surface area: 65%.
(7) 
Maximum building height: 50 feet or four stories, whichever is less.
(8) 
Minimum principal building separation: 50 feet.
(9) 
Parking spaces: two spaces for each dwelling unit. Parking may be accommodated on a noncontiguous lot only if such parking is associated with a common open space and park area and suitable park furniture to service the residents.
(10) 
Maximum number of dwelling units per acre: 25 dwelling units; however, maximum impervious surface requirements must be maintained.
(11) 
A resident's meeting room of at least 300 square feet shall be provided.
(12) 
All resident units shall be provided with individual washers and dryers.
(13) 
All resident units shall be provided with central air conditioning.
(14) 
Landscaping shall be provided as follows:
(a) 
A minimum of 20 feet landscaped buffer shall be provided abutting all residential zones.
(b) 
A minimum of 20 feet landscaped buffer shall be provided along the roadway in front of any parking area.
(c) 
Street trees shall be provided 50 feet on center along all street frontages.
B. 
Accessory buildings.
(1) 
Minimum side yard: 10 feet.
(2) 
Minimum rear yard: 25 feet.
(3) 
Maximum height: the lesser of 15 feet or one story.
All developments in the VAR Zone shall include one COAH income-restricted unit for each eight market-rate units constructed by the developer.
