A.
No person shall use or occupy any land or structure
in violation of any provision of this chapter or in violation of the
permitted zoning uses for the zone district in which the land or structure
is located unless such use or structure is a lawful preexisting nonconforming
use or has otherwise been allowed by a variance or approval granted
by the Land Use Board or any predecessor thereto.
B.
No person shall use or occupy any land or structure
which use or occupancy requires site plan approval pursuant to the
provisions of this chapter without first having obtained said site
plan approval from the Land Use Board unless said use or occupancy
is a lawful preexisting nonconforming use.
C.
No person shall use or occupy any land or structure
in violation of any site plan approval granted by the Land Use Board
or any predecessor thereto.
D.
No person
shall rent, lease, solicit, advertise for, offer, permit, allow or
fail to discontinue use or occupancy of any dwelling unit for a period
for 30 days or less. Nothing shall prevent lawful occupancy of a dwelling
unit for a rental period of more than 30 days.

Any person violating any provision of this chapter
shall, upon conviction, be punishable by a fine not exceeding $1,250
or imprisonment for a term not exceeding 90 days, or any combination
thereof. Each violation of any provision of this chapter, each violation
of any provision of site plan approval and each day that such violation
shall continue shall be deemed to be separate and distinct offenses.
