For the purposes of this chapter, the Town/Village of East Rochester is hereby divided into the following districts, which are referred to in this chapter by the abbreviations indicated:

Limited Commercial District

Mixed Commercial/Industrial District

Industrial District

The boundaries of all zone districts set forth in this chapter shall be shown on a map bearing the date of adoption. Said map shall be filed in the office of the Town/Village Clerk-Treasurer and shall hereafter be the official Zoning Map of the Town/Village of East Rochester. Such map, and any amendments thereto, is hereby declared to be a part of this chapter pursuant to the Village Law of the State of New York. Prints of the Zone District Map shall be made available to the public upon request.
A. 
A district name or letter or letter-number combination shown on the Zone District Map indicates that the regulations pertaining to the district designated by that name or letter, or letter-number combination, extend throughout the whole area in the Town/Village bounded by the district boundary lines within which such name, letter or letter-number combination is shown or indicated, except as otherwise provided by this section.
B. 
Where uncertainty exists with respect to the boundaries of the various districts as shown on the Zone District Map, the following rules shall apply:
(1) 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
(2) 
Where district boundaries are so indicated that they approximately follow lot lines, such lot lines shall be construed to be said boundaries.
(3) 
Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zone District Map. If no distance is given, such dimension shall be determined by the use of the scale shown on the Zone District Map.
(4) 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
(5) 
Where the boundary of a district follows a stream, lake or other body of water, said boundary line shall be deemed to be at the limit of the jurisdiction of the Town/Village, unless otherwise indicated.
Schedules I and I-a, delineating area, lot and bulk requirements, are hereby made a part of this chapter.[1] The regulations included in said schedules are hereby established as minimum regulations of this chapter. Municipal facilities deemed necessary and appropriate by the Town/Village Board of Trustees are hereby exempted from such area and bulk requirements.
