Sale of property near airport — See Ch. 95, § 95-5.6A(15).
The seller of any real property with a new home on it in the area defined
below must include in the contract of sale a provision which states that the
prospective buyer has been notified of the proximity of the subject property
to the Old Bridge Township Raceway Park.
The area of Manalapan Township in which such notification is required
is defined as follows: beginning at the northwest corner of the Township,
running southerly along the Township line to the intersection of the Township
line and Wilson Avenue; then running southeasterly along Wilson Avenue to
its intersection with Sobecko Road (Market Road); then running northeasterly
along Sobecko Road to its terminus at Pension Road; then running northwesterly
along Pension Road to its intersection with Pine Brook Road; then running
northeasterly along Pine Brook Road to its intersection with United States
Highway 9; then running northwesterly along United States Highway 9 to the
intersection with the Township line; then running westerly along said Township
line to the place and point of beginning.
As used in this chapter, the following terms shall have the meanings
indicated:
One for which the initial certificate of occupancy is issued on or
after the effective date of this chapter. This chapter shall not apply to
any resales of said homes. This chapter shall not apply to any homes for which
the original certificate of occupancy was issued before the effective date
of this chapter.
