Use regulations are the same as those in the R-2 Residence Zone.

Minimum lot size: 15,000 square feet.

Minimum lot width: 85 feet.
C. 
Maximum building area. Whether the lot is wholly within the R-3 Zone or is split between R-3 and any other zone, the maximum building area shall be based upon the size of the entire lot and be limited by both the percentage and square footage restrictions in accordance with the schedule hereinbelow:

The maximum square footage limit is not applicable, except that if the total building area exceeds 3,920 square feet, all structures shall be set back a minimum of 150 feet from the front lot line or road line

Maximum height of buildings and structures:
(1) 
Maximum height of main building: 35 feet and not more than 2 1/2 stories.
(2) 
Maximum height of accessory buildings and structures: 25 feet.

Minimum square feet in dwelling: 750 square feet of livable floor area space measured at the first-floor level, exclusive of porches and garages.

Front yard. All structures must be set back at least 35 feet from any front lot line or road line.

Tree conservation area. In accordance with the provisions of § 225-111, Tree conservation, there shall be a tree conservation area required along all perimeter property lines within which no tree measuring eight inches or greater in diameter at a point 4 1/2 feet above the ground shall be cut down or removed without a permit therefor except in accordance with the exemptions provided in § 225-111B(2). The width of the tree conservation area shall be 1/2 of the minimum required front, side and rear yards, as follows:

Front: 17.5 feet.

Side: five feet.

Rear: 12.5% of lot depth, up to 12.5 feet.
