§ 205-43 Zone districts.

Zone districts defined. Because of the various geographical segments into which the Township is physically divided, for the purposes of this chapter, the various zoning districts are defined according to divisions, as follows:

(1)

Division A. All that area south of the Borough of Beach Haven.

(2)

Division B. All that area lying between the Borough of Beach Haven and the Borough of Ship Bottom.

(3)

Division C. All that area lying between the Borough of Surf City and the Borough of Harvey Cedars.

(4)

Division D. All that area lying between the Borough of Harvey Cedars and the Borough of Barnegat Light.

(5)

Division E. All that portion of the Township lying in a generally westerly direction of the Borough of Barnegat Light.

(6)

Division F. All other lands in Long Beach Township.

Zone districts established. For purposes of this chapter, the Township of Long Beach is hereby divided into the following zone districts:

§ 205-44 Zoning Map; description of districts.

The location and boundaries of the zone districts set forth in § 205-26B shall be as hereinafter particularly described. Incorporated by reference in this chapter is the Zoning Map of the Township of Long Beach dated 1992, which map is provided for convenient reference only.[1] Where a conflict exists between the description hereinafter contained and the zone map, the description herein contained shall prevail.

§ 205-45 Division A.

R-10 District - Single-Family Residential Zone: Beginning at the point of intersection of the extension of the southerly side of Burwell Avenue with the westerly side of Long Beach Boulevard and running thence:

Along the said extended southerly side line of Burwell Avenue to its point of intersection with the modified pierhead and bulkhead line established by the New Jersey Department of Environmental Protection or its predecessors, located in the water of Little Egg Harbor Bay; thence

(2)

In a generally northerly direction along the said modified pierhead and bulkhead line as aforesaid to its intersection with the extended northerly side of Goodrich Avenue; thence

(3)

In a generally easterly direction along the said northerly side line of Goodrich Avenue to its point of intersection with the westerly side line of Long Beach Boulevard; thence

(4)

In a generally southerly direction along the said westerly side line of Long Beach Boulevard to its intersection with the southerly side line of the said Burwell Avenue, said point and place of beginning.

R-10E District - Single-Family Residential Zone: none.

R-75 District - Single-Family Residential Zone: All lands lying in the Highbar Harbor section of the Township of Long Beach, excluding and excepting thereout and therefrom all lands hereinafter described as R-6 Single-Family Residential.

R-50 District - General Residential Zone: all that certain parcel of land being described as follows:

TRACT 1. Beginning at the point of intersection of the center line of McKinley Avenue with a mean high-water line of the Atlantic Ocean; and running thence

(a)

In a generally southwardly direction along the various courses and distances of the said mean high-water line of the Atlantic Ocean to the intersection of the extension of the southerly or westerly side line of West Avenue with the said mean high-water line of the Atlantic Ocean and running; thence

(b)

In a generally northwestwardly direction along the boundary line of the United States Government property known at the time of the adoption of this chapter as the Brigantine National Wildlife Refuge to the point of intersection of that boundary line with the mean high-water line of the Little Egg Harbor Bay running; thence

In a generally northeastwardly direction along the various courses and distances of the mean high-water line of Little Egg Harbor Bay to its intersection with the center line of Carolina Avenue; thence

(h)

In a southeastwardly direction along the center line of Carolina Avenue to its intersection with the center line of Bay Terrace; thence

(i)

In a northwardly direction along the center line of Bay Terrace to its intersection with the center line of Inlet Road; thence

(j)

In a northeastwardly direction at right angles and perpendicular to the northerly side line of Inlet Road from the said center line of Inlet Road to the bulkhead line of the existing lagoon located 100 feet more or less northerly from the northerly side line of Inlet Road; thence

(k)

In a northwestwardly direction along the said bulkhead to its intersection with the bulkhead fronting on Little Egg Harbor Bay; thence

(l)

In a generally northwardly direction along the various courses and distances of the mean high-water line of Little Egg Harbor Bay be the various courses and distances what they may to the intersection of the said mean high-water line of Little Egg Harbor Bay with the center line of Tebco Terrace; thence

In a southeastwardly direction along the center line of Tebco Terrace to a point located in the center line of Tebco Terrace on a line of the extension of an unnamed street running between Julia Avenue and Magnolia Avenue which projected center line is projected south to the center line of Tebco Terrace and running; thence

In a generally southwardly direction at right angles and perpendicular to the southerly side line of Tebco Terrace to a point of intersection of the extended center line of Holgate Avenue where the same extended in a northwestwardly direction; thence

In a southeastwardly direction along the said extended center line of Holgate Avenue and along the said center line of Holgate Avenue to the intersection of the center line of Holgate Avenue with the center line of Long Beach Boulevard; thence

In a southeastwardly direction along the center line of Magnolia Avenue to the point of intersection of the center line of Magnolia Avenue with the center line of an unnamed street running between Julia Avenue and Magnolia Avenue as the same center line would be extended in a northerly direction; thence

In a generally northwardly direction at right angles and perpendicular with Magnolia Avenue to the intersection of the said line with the center line of Rosemma Avenue; thence

In a southeastwardly direction along the center line of Rosemma Avenue to its intersection with the extended center line of Pennsylvania Avenue; thence

In a generally northwardly direction along the center line of Pennsylvania Avenue to its intersection with the center line of Marshall Avenue; thence

(f)

In a northwestwardly direction along the center line of Marshall Avenue to the point and place of beginning.

R-50A District: none.

R-36 District - General Residential Zone: All that land bounded on the south by the center line of Washington Avenue, in the north by the boundary line between the Borough of Beach Haven and the Township of Long Beach, on the west by the center line of Long Beach Boulevard and, on the east by the mean high-water line of the Atlantic Ocean.

R-35 District - General Residential Zone: All that parcel of land described as follows. Beginning at a point at the intersection of the center line of Holgate Avenue and the center line of Long Beach Boulevard and running; thence

(1)

In a northwardly direction along the center line of Long Beach Boulevard to the intersection of the said center line of Long Beach Boulevard with the center line of Osborn Avenue; thence

(2)

In a generally northwestwardly direction along the said center line of Osborn Avenue to its intersection with the center line of West Avenue; thence

(3)

In a generally northwardly direction along the said center line of West Avenue to a point distant 176.74 feet from the southerly boundary line of the Borough of Beach Haven; thence

(4)

In a southeastwardly direction and parallel with the said center line of Osborn Avenue be the distance what it may to the center line of Long Beach Boulevard; thence

(5)

In a generally northwardly direction along the said center line of Long Beach Boulevard to its intersection with the southerly boundary line of the Borough of Beach Haven; thence

In a westwardly direction along the center line of McKinley Avenue to a point 100 feet west of the intersection of the westerly side line of Long Beach Boulevard with the center line of McKinley Avenue; thence

In a northwardly direction and parallel with the said westerly side line of Long Beach Boulevard and distant 100 feet west therefrom to a point in the center line of Washington Avenue; thence

SC Special Commercial Zone: the following described tracts of land:
